Hovde, Staff Planner SUBJECT: TDI BROOKS INTERNATIONAL CENTER - Preliminary Plan Staff reviewed the above -mentioned Preliminary Plan as requested. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Thursday, June 2, 2011, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for June 16, 2011, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24" x 36" copy of the revised Preliminary Plan; and Thirteen (13) 11" x 17" copies of the revised Preliminary Plan. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/pz Please note that a Mylar original of the revised preliminary plan will be required after P&Z approval and prior to processing subsequent final plats. The metes and bounds provided on the Preliminary Plan are different from those in the title report for reason that include different acreage, owners, volume and page number of deed, and more. Please review this and clarify the discrepancy. This may be cause by a property line discrepancy regarding a fence line that is mentioned in the title report. 2. Bernie Barnard must also sign the application since the authority to act on behalf of the company was give to him and Mr. Brooks. 3. Please show all existing BTU and Wellborn Water easements. 4. The existing pond appears to be larger than what is on the ground. 5. Please remove existing improvements, except for the ponds. 6. There appears to be more vegetation on the site, particularly around the ponds, than in shown on the plan. 7. Please extend the City limit line to the other side of South Dowling. 8. Vehicular access to the Benton tract is no apparent. Please clarify how this property receives access to a public street. Also, City records show the property to be owned by Irma Josephine Benton. 9. Since the blockfaces along South Dowling and I&GN exceed 900', an Access Way is required for both blockfaces. A waiver may be sought for this requirement from the Planning and Zoning Commission. 10. Please add a general note that each lot will provide a minimum of two (2) trees of at least two inches (2") in caliper or one (1) tree of four inch (4") caliper per Ordinance No. 3222. The fire flow requirement is 2500 gpm split between 2 fire hydrants within 600-ft of each other. Additional fire hydrants may be required at the time of site planning. 2. The fire hydrants will need to be in separate Wellborn SUD easements rather than PUE's since they are not City franchisees.
