The following is the preliminary list of items needed to complete the submittal so that staff may conduct a thorough review. Please submit the following information by 10 a.m. on any Monday for review that week: A complete Non -Residential Architectural Standards application. While only changes to the north elevation have been submitted, the "Calculated Wall Area" indicates changes to all elevations. In addition, color information is needed as the North Elevation indicates that there is to be new paint and stucco. Please be aware that if this application is not completed before August 15, 2011, it will expire and a new application and fees will be necessary to continue the site planning process. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by any Monday at 10:00 a.m. for further staff review: City of College Station Transmittal Letter; Memo providing written responses to all of staff's comments (identify the specific page that each comment was addressed on or the reason for not addressing the comment); Two (2) revised site plans; One (1) landscaping plan; One (1) 11x17 grading and erosion control plan; Easement Dedication Sheet and required documents (please note that the Site Plan will not be stamped approved until the Blanket Easement, or all other appropriate easements, have been dedicated to the City of College Station). Please note that this application will expire in 90 days from the date of this memo, if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. Please add dimensions to the drive aisles in the new parking area. 2. Please provide parking stall dimensions. 3. There are several parking stalls located at the southwest end of the interior island (in the new parking area) where the landscape island does not equal 8 feet in width. Section 7.2.C.2 requires a minimum 4-foot landscape island when utilizing parking stalls having a depth of 18 feet. Since there are two stalls, head to head, the landscape area should be at least 8 feet wide. Please revise. 4. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review. A protective barrier must be installed around the existing trees before construction begins on this project to receive full point credit. Please include the location of the protective barrier on the landscape plan. 3. Please add the standard tree protection detail to the landscape plan. 4. The number of plants identified in the planting table does not correspond with what is shown on the landscape plan. Please revise. If so, please add a table to the Site Plan indicating demands. 2. C1 — Site Specific Note #2 indicates that a portion of the property lies in the 100- yr floodplain, but based on MapMod if looks like there is only Zone X (500-yr) floodplain on the site. Please verify. 3. C1 — Please provide dimensions and curb radii within the proposed parking lot. 4. C1 — Please confirm that there are not going to be parking lot lights within the new parking lot. 5. C1 — Our system indicates a 20-ft PUE (Vol. 771, P. 103) along the southern and western property lines. Please verify. 6. C1 — The aerial map seems to show a storage area or something similar in the area near the south detention pond. Is this proposed to be removed? If not, please show. 7. C2 — Please label concrete flumes with side slopes and longitudinal slopes. 8. C2 — Please provide a detail of the 12" storm sewer pipes crossing the concrete flume. 9. C2 — Please provide a low -flow invert in the bottom of the detention pond. 10. C2 — Please label the 100-yr WSE on this sheet. 11. C2 — Please add silt fence on the northern and western sides of the proposed parking lot and along the south side of the pond. 12.C2 — Please provide a detail for the drainage ditch at the pond outfall which is proposed to be regraded. 13.C3 — Please provide additional information on the Typical Curb Opening detail (such as the side slopes of the opening). 14. Please submit a copy of the NOI and the Letter of Acknowledgement. 15. Drainage Report — In the Discharge Data for the Clogged Weir, should there be any discharge at elevation 301 if the weir is clogged? 16.
