Box 9960 College Station, Texas 77842 Phone 979.764.3570 / Fax 979.764.3496 June 30, 2011 Bo Miles 2917 Camille Drive College Station, TX 77845 RE: Property located at 300-A Holleman Drive East, College Station, Texas 77840 (Lot 2R, Block 2, Pooh's Park Subdivision) Dear Mr. Miles: This letter is to inform you that the above referenced property has received an administrative adjustment of two feet, an adjustment of 10%, to the 20-foot parking space length (depth of stall) required by Section 7.2.C.5 Off -Street Parking Standards (Dimensions and Access) of the City of College Station Unified Development Ordinance, for two parking spaces, as shown on the approved site plan for the Broadstone Ranch (aka: Wolf Point Center) project. According to the Unified Development Ordinance Section 3.17, the Administrator has the authority to authorize adjustment of up to ten percent (10%) from any numerical zoning standard set forth in Articles 5, 6, or 7 of the Unified Development Ordinance. To approve the application for an administrative adjustment, the Administrator shall make an affirmative finding that specific criteria, as outlined in Section 3.17.E of the Unified Development Ordinance, have been met. The Administrator has found that: Granting the adjustment will ensure the same general level of land use compatibility as the otherwise applicable standards because the reduction of two feet to the parking space length for two parking spaces does not alter the intensity of the land use; Granting the adjustment will not materially or adversely affect adjacent land uses or the physical character of uses in the immediate vicinity of the proposed development because a reduction of two feet to the parking space length does not alter the character of the structure or its use; and Granting the adjustment will be generally consistent with the purposes and intent of the UDO owing to the scale of the reduction.
