RE: Capstone Leasing Trailer Drainage Letter
Dear Josh,
As requested we have reviewed the impact of the leasing trailer on the surrounding
drainage system. Because this is a temporary installation (approximately 14 months), we
do not feel it warrants any drainage infrastructure. We base that on the following
analysis.
In the Capstone Phase 1 Plat Drainage Addendum Letter dated March 2011, we discussed
that the drainage infrastructure for Holleman Drive included the runoff from a fully
developed and undetained Lot 1, Block 3, 0.88 acres. All drainage systems in Holleman
Drive were designed to accommodate this undetained flow from this lot. In addition, we
noted that in the original hydraulic model we accounted for this increased impervious
cover from the street system and this one 0.88 acre lot to flow to the stream undetained
and illustrated that it had negligible effect on the downstream system.
We do not anticipate construction on Lot 1, Block 3 until well after the leasing trailer has
been removed from the site. The size and impervious cover for the leasing trailer is less
that that assumed for the 0.88 acre lot. With this construction sequencing, all impervious
cover has been reviewed and modeled and there will not be any adverse impacts to the
downstream properties.
