Wally would like to see a solid waste collection plan for the overall subdivision and would appreciate the opportunity to sit down and discuss it with you. It sounds like Wally is willing to consider the idea of individual roll off container to serve the town homes in select areas. One concern raised by Wally is related to the dead end stubs at Gunner and Commando (Phase 100). It would not be possible for these units to have individual roll off containers as sanitation would have no way to turn around. Let me know if you need any additional information. First, I believe we discussed this a couple of weeks ago, but when you get our revised Preliminary Plan, you will notice a 10' common area at the rear of the residential lots that border the Barger Tract. The purpose of this is to leave it for subsequent use by the developer of the Barker Tract. If you recall, the Barger Tract is 395 feet wide, which is 5' short of being able to accommodate 3 tiers of 100' deep lots and 2-50' wide public streets. If we end up buying that tract, this additional 10 feet will be useful in trying to develop it. If we don't buy it, the property could remain a common area or be sold to whoever develops the Barger property. We didn't know how best to address this issue, but this is our best idea for now. If you have any suggestions, we would like to hear what they are. Second, I'm not sure if you are the right person to ask, but the Castle Rock HOA is asking Wallace to install bollards and gates across the emergency access easement behind the commercial tracts where the Oxford and Cambridge Court Office Buildings are located. While he is willing to do that as indicated on the Preliminary Plat, it will leave only one access in and out of the subdivision for all non -emergency traffic. He asked me to find out the city's requirements on the issue before he does anything. If possible he would like to get something in writing that he can show the HOA and those who will be impacted.
