Eric,
Do you know what percentage of the development will be impervious surface? Can you also provide me the
Floor Area Ratio of the project? I need the info for the staff report.

Thank you for weighing in. We want your support, and I will work hard to get it. We hope the phased
development gets us closer to the City's goals for the area. I really think we can come to a good
compromise, but I do have to watch the amount of office/warehouse we commit ourselves to. The
housing market has really softened, and at this point can't support more o/w than we are currently
developing. That's my biggest concern — I don't want Mr. Follis to get burned by over -building.
I really look forward to our meeting. I'll keep our team positive and I bet we can put our heads together
and create a great project.

My understanding is that you are involved in this project along with others and I am hoping that you can
assist in keeping this project moving toward an end that works for all involved. While we are willing to
support some self -storage on the site, the vast majority of the site must be other uses, preferably
office/warehouse uses to remain something we can support. This is both for the reason that the area is
designated as a business or industrial park but also because of the potential impact on other areas similarly
designated (i.e., we do not want to start down the path of vast acres of self -storage units in the area).
Also, I expect the PDD to include specific architectural standards as were discussed in the PAC, access
management (limited driveway locations, cross -access easements, etc), and our other issues to be
addressed not simply opposed - if the project is to secure our recommendation for approval.
Ideally, we will arrive at a project that works for all involved, but if we cannot we will be forced either to
recommend denial and/or to include the items we did not successfully negotiate as recommended
conditions and then debate the merits with P&Z and Council - something that generally does not work out
well.
I know Lauren is working on setting up a meeting to take one last stab at seeing if we can get a project
that we can support. I am hoping that you can assist with the property owner in getting us there.
Thanks,
Bob
