The following page is a list of staff review comments detailing items that need to be addressed. Please address all comments and submit the following information by Monday, May 23rd, 10:00 a.m., for your project to be placed on the next available Planning & Zoning Commission (P&Z) meeting scheduled for June 16th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue: One (1) 24"x36" copy of the revised Rezoning Map; Thirteen (13) 11 "x17" copies of the revised Rezoning Map & Concept Plan; One (1) copy of the digital file of the revised rezoning Metes & Bounds on diskette or e-mail to P&DS_Digital_Submittal@cstx.gov. Please note that this application will expire in 90 days from the date of this memo,. if the applicant has not provided written response comments and revised documents to the Administrator that seek to address the staff review comments contained herein. If all required items are not received, your project will be not be scheduled on the P&Z agenda. Your project may be placed on a future agenda once all comments have been addressed and the appropriate re -advertising fees paid. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. 1 of 3 STAFF REVIEW COMMENTS NO. 1 Project: AEROFIT HEALTH & WELLNESS @ CS MED CENTER — (11-00600078) PLANNING 1. Please answer/address all questions on the application. Question 4 under the rezoning criteria was not answered. In addition, under the supporting information for the Concept Plan, items 3 & 4 are not filled out. Please state the variations being sought with the rezoning and a list of community benefits and innovative design concepts to justify the request. 2. Rezoning Map - Provide chord bearings and chord lengths on the rezoning map. 3. Rezoning Map — Please label all easements that bound and intersect the property. 4. Concept Plan — Provide legal description of the property on the plan. 5. Concept Plan — The concept plan is supposed to be very conceptual and should only show the general location and layout of the building, parking and drives (similar to what is shown for lot 5 and 6). Please remove all parking dimensions, scale, lengths, landscaping etc. 6. Concept Plan — The concept plan should focus on the subject property being rezoned, it is not necessary to include the entire Med campus. However, the drive connection to the Med can be shown. 7. Concept Plan — Please state the base underlying zoning district (C-1 General Commercial in this case) for the development. All regulations/requirements for C-1 zoned property will need to be met at time of site plan, except for those variations that were identified on the concept plan. 8. Concept Plan — Please provide a list of the specific variations being sought on the concept plan. 9. Concept Plan — Provide a written statement addressing the drainage development of the site, statement regarding buffering, and a range of proposed building heights on the concept plan. 10. Concept Plan — as mentioned in our previous meeting, we will need some guidelines for your proposal for the Aerofit building (materials & their percentages, architectural features etc.). A note stating that lots 5 and 6 will meet all NRA requirements will be necessary as well. Reviewed by: Matt Robinson Date: 5/13/11 ENGINEERING COMMENTS NO. 1 1. Specific entrance, drive isle and fire lane layout and dimensions will need to be further discussed and modified with the site plan process. Please remove all dimensions and the scale from the concept plan. Reviewed by: Josh Norton Date: May 12, 2011 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. Developer provides temporary blanket easement for construction purposes or provides descriptive easements for electric infrastructure as designed by CSU for electric lines 2. Developer may be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. 2 of 3 3. If applicable, the following easements will be required: ➢ 20' PUE to cover all primary electrical lines. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. 2. CSU will provide drawings for electrical installation. 3. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. 4. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 5. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU specs and design. 6. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan. Email to: sweido@cstx.gov. 7. Developer provides load data to CSU as soon as it is available to avoid construction delays. Delivery time for transformers not in stock is approximately 40 weeks. 8. Final site plan must show all proposed electrical facilities necessary to provide electrical service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as designed by CSU. 9. The following is the preliminary item needed to complete the submittal so that staff may conduct a thorough review. Please submit the following information by 10 a.m. on any Monday for review that week: Proof of authority for the person that signed the application to sign a rezoning application on behalf of College Station Hospital, LP. Please be aware that if this application is not completed before June 20, 2011, it will expire and a new application and fees will be necessary to continue the rezoning request process.
