Traffic Impact Analysis Requirement

Dear Lauren,
This letter is intended to provide information to you about the proposed traffic conditions for the
above referenced project near the intersection of Graham Road and Wellborn Road (FM 2154)
in College Station. According to the City of College Station's Unified Development Ordinance
(UDO) Section 7.12, if a site generates less than 150 trips during the peak hour a traffic impact
analysis is not warranted.
The proposed zoning for this property is C-3. The total acreage for the site is 1.70 acres.
According to Table 2 — Trip Generation: Non -Residential Uses located in Section 7.12 of the
UDO, the maximum trip rate for this type of zoning is 40 trips per acre. Therefore, this property
will only generate 68 trips during the peak hour. Based on this information, I conclude that a
traffic impact analysis is not warranted at this time.
