City of College Station Planning & Development Fred Paine, P .E. ~ Jeremy Peters, E.l.T. flt : Gateway Phase 4 -Water Design Report Amendment The November 2006 Water Design Report for Gateway Phase 4 analyzed the fire flow as ifthe subdivision was single-family residential. The purpose ofthis amendment is to re-analyze the project fire flow demands using the 2003 International Fire Code (IFC) on a per building basis. The largest building on the site is approximately 9,000 SF. According to the owner/developer, each building will be TyPe V-A construction. Using the IFC Appendix B "Fire Flow Requirements for Buildings", the fire flow for each building is determined to be 1,750 gpm. Using the 1,750 gpm fire flow requirement, the IFC Appendix C "Fire Hydrant Locations & Distribution" specifies a minimum of one hydrant be placed within a maximum distance from any point on the street of 250'. An additional 150' arc for coverage is allowed by Chapter 6, Section l.B(l) of the City of College Station Code of Ordinances. The fire hydrant placement depicted on the November 20, 2006 Site Plan meets these spacing and distribution requirements. In all four scenarios shown above, these requirements are met. The minimum pressures for the average daily, peak hourly, and Fire-3 scenarios occur at nodes J-5 and J-9. Node J-5 is the connection point of Waterlines 'D' and 'E', and J-9 is the end point of Waterline 'E' where a blowoffvalve is proposed. For the Fire-I and Fire-2 scenarios, the minimum pressures occur at the HYD-1 and HYD-2 nodes, respectively. Both pressures are significantly higher than the minimum required. All other minimum pressures are significantly greater than the required minimum. The maximum velocity for the average daily and peak hourly scenarios occurs in pipe P-8 . Pipe P-8 is a 3" segment of Waterline 'B' that connects to Waterline 'E'. In the Fire-1 , Fire-2, and Fire-3 scenarios, the maximum velocity occurs in pipe P-1. Pipe P-1 is the 8" waterline that runs through the creek crossing and connects to the existing 12" waterline at North Forest Drive. Approximately 178 LF of this line is existing, the additional length is proposed as part of this project. In all cases, the maximum velocity is less than the allowable maximum. Gateway Phase 4 includes a total of 78 three to four bedroom condominium units. As shown by the analysis, using the IFC to determine fire flow demands, the proposed water distribution system is adequate.
