RE: Utility Letter for Westerheim -Office Building
240 Southwest Parkway, College Station, TX
Lot 8A, Block D -Ashford Square Subdivision, Brazos County
RME No. 201-0289
Dear Josh,
There is sufficient capacity in both systems, based on a hydraulic analysis of the existing water
distribution and sanitary sewer collection system, to support the above referenced development.
The existing and pro~sed improvements and projected demands are summarized below:
•:• The subject property has accessibility to existing public water for domestic use at the
following locations:
o 8" PVC public water line north of property;
•!• The subject property has accessibility to public sanitary sewer at the following locations:
o 8" PVC public sanitary sewer line located north of the property;
•!• The subject property has accessibility to an existing fire hydrant for fire flow and
coverage. CoCS Public Utilities Department provide the following information from Fire
Hydrant No F-023. The Fire Code requires a flow of 1,500 gpm for this development:
o Fire Flow= 1,575 gpm
o Residual Pressure = 104 psi
o Static Pressure = 106 psi
•:• Projected daily water and sanitary sewer demands, for this development, are as follows
(peaking factor of 4.0):
o Average water demand of 4 gpm and a peak demand of 16 gpm (as determined by
CoCS Fixture Count & Loading Factors). Demand, of this nature, from the
existing 8" water line will incur minimal pressure loss and negligible changes in
flow velocities;
o Average daily wastewater flow of 5,760 GPD and a 2-hour peak flow of 0.04 cfs
(as determined using calculated water demand). At minimum grade (0.33%) the
existing public 8" sewer line has a capacity of approximately 0.66 cfs;
