Wall recessions must be a minimum of four feet to count as an architectural design element. Canopies, overhangs and awnings must be at least 18" to qualify as a design element. You can request a variance from these requirements, however this request would have to be approved by the Zoning Board of Adjustments. I have attached the required application to this email for your convenience. I must let you know though, staff would not be able to recommend approval of this type of request because there is not a physical condition with the property that would justify granting a variance. Building elevations have been revised to indicate existing architectural elements. There will be a six inch monolithic curb at all affected areas and all curbs will comply with College Station site design standards. Zoning classification for this site is C-1, General Commercial. Site plan has been revised to address the issue with the column and parking spaces as well as to indicate the fire lane for the building.
