Section 2 — General Information and Proiect Location
This development is a proposed building and parking lot expansion project involving a 500 square foot
building and the associated parking and utility improvements. The development is entirely located
within the city limits of College Station.
The project site is in the Wolf Pen Creek watershed. According to the Flood Insurance Rate Maps for
Brazos County, Texas and incorporated area, Map Number 48041CO310E effective May 16, 2012; no
portion of this property is located in a 100-year flood hazard area.
Section 3 — Detention Determination
A detention pond has been designed within the proposed parking lot to account for increased flows from
the new impervious area. A 9" notch in the proposed curbing will act as the metering device for this
pond. The runoff from the drainage area labeled Prop2 is captured within the pond and metered while
the runoff from Propl is released. The combined effect of the two proposed drainage areas is equal to
the runoff from the existing conditions. The results can be found in the attached Exhibit. A summary of
the results are as follows:
