A portion of the proposed parking lot is located within the 100-year floodplain for Wolf Pen Creek; however, the site is well within the backwater flood profile of the bridge under State Highway 6 according to the flood insurance rate study for Brazos County. As this property is located in the Wolf Pen Creek district, the Design Review Board (DRB) has the final authority over site plan, building architecture, and sign approvals. Staff will review the site plan documents and once they are in approvable form, it'll be scheduled for a DRB meeting for final consideration. So the application does not need to be completed "now" but a revised application will be one of the comments during the project review and it will need to be completed for the project to be scheduled for DRB.
