The following is the preliminary list of items needed to complete the submittal so that staff may conduct a thorough review. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by any Monday at 10:00 a.m. for further staff review: City of College Station Transmittal Letter; Memo providing written responses to all of staff's comments (identify the specific page that each comment was addressed on or the reason for not addressing the comment); Two (2) 24"x36" revised site plans; One (1) 24"x36" landscaping plan; One (1) 24"x36" grading and erosion control plan; Easement Dedication Sheet and required documents (please note that the Site Plan will not be stamped approved until the Blanket Easement, or all other appropriate easements, have been dedicated to the City of College Station). This property is located in the WPC Wolf Pen Creek District which requires the approval from the Design Review Board. Please provide a revised DRB site plan application. 2. Please provide a line legend on the site plan. 3. Show lot lines as proposed in the Amending Plat and remove all former lot lines. 4. Note that the approval of this site plan will be conditioned upon Amending Plat being filed for record. 5. Label the square footage of the existing and proposed building. 6. Revised the side street setback to 15' along Holleman Drive and add the 15' rear setback. 7. Based on the site plan, there are 111 parking spaces on lot 2A-R. Please revise note 3. 8. Label the area of all islands in the proposed parking lot expansion. FYI, for every 15 interior parking spaces an additional 180sf parking island is required. 9. Parking spaces may be 18' in depth when a 4' landscape buffer or 6' sidewalk is provided along the front of the parking spaces. Parking row along the west property line should be revised to 20' depth or provide the landscape buffer/sidewalk on the property (lot 2A-R). 10. A facility to store four bicycles must be provided. The bicycle pad must be 9' x 6'. Please reference the Site Design Standards. If a bicycle rack exists, please identify on the site plan. 11. Please show location of fire lanes. Fire lanes are required to be at least 20' wide. 12. Label all easements, as shown on the Amending Plat. The cross access easement should be 50' along Earl Rudder Fwy., adjacent to the 20' PUE. ( 3.' umpsters are required to be screened from the creek corridor and trail system. Provide an nclosure & gate detail. Gates must be a minimum of 12' in width when open, swing 180- degrees from the closed position and utilize a positive -locking mechanism when open. 14. Dumpster pad must be 12' x 12' for a 4- or 8- yard container. Please revise proposed dumpster pad. 15. Remove exiting dumpster location and curb across the area. 16. Per the Wolf Pen Creek Design requirements mechanical equipment or other utility hardware must be screened with materials harmonious with the building. White vinyl fencing is not considered harmonious with the building. Please propose alternative. 17. Temporary curbs are required at each drive aisle stub location. Please provide a detail of temporary curb. 18. Parking rows along a right-of-way are required to be setback 10'. Proposed parking along Holleman Drive need to be revised. 19. Provide the following note, for the purposes of signage and Non -Residential Architectural (NRA) Standards Lots 1A-R, 2A-R & 3-R of the Sutton Place Subdivision will be one building plot. 20. Please provide a landscape plan. Depending on screening option chosen in UDO 7.10.B.9., landscape point may be doubled. 21. Revise note 14 to reference 7,11 of the Unified Development Ordinance. 22. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Page 6 of the site plan application needs to be signed since the building is being constructed in the floodplain. 2. Please provide a cost estimate for the proposed public sidewalk and the proposed junction box. 3. A profile detail of the junction box and private storm sewer tie-in to the existing public storm sewer needs to be provided. 4. C1.1 — Please label all existing and proposed easements. 5. C1.1 — Please label all existing and proposed contours. 6. C1.1 — Our records indicate that the storm sewer is actually under the existing driveway to the east. 7. C1.1 — Show and label the 9-inch curb opening and surface treatment at outfall. 8. C1.1/3.1 — The actual floodplain line should correlate to the site contours. Please show and label the actual floodplain location. 9. C2.1 — Please show inlet protection downstream. 10. FYI... An elevation certificate will be required for the proposed building in the floodplain. 11. Drainage — Please provide a letter verifying that the fill and development within the floodplain will not adversely impact structures upstream or downstream. 12. Line legend shows the 100 Year Floodplain line to be the zoning boundary line. Please revise. 2.: An additional 50sf is required to meet the additional parking islands for interior spaces. When landscape is being phased, a phase line 20' beyond any new site amenity must be shown on the plan. Please provide a phase line for all proposed addition, including the building addition. Additional landscaping may be required based on the gross phase area. 3. Building plots of 20,OOOsf or greater have various options for parking screening. Option A may be met if landscaping points are still doubled (required points may change based on comment 2) and parking screening along Holleman is a minimum of 24" at planting and reach 36" within one year of planting. This must be certified by a registered Landscape Architect, landscape designer, or landscape contractor. Refer to LIDO 7.10.D.2. Parking Screening. -4. 5-gallon shrubs used for screening earn 10 points each. Revise the landscaping point legend. !. There are 11 Live Oaks shown on the plan. Revise legend.
