The following is the preliminary list of items needed to complete the submittal so that staff may conduct a thorough review. Shopping centers in GC General Commercial are required 1 parking space per 250 sf. The commercial building (11,821sf) must meet this requirement. The Harvey Washbangers building (including proposed outdoor patio) may also meet this requirement or choose to provide parking based on the individual uses, restaurant and laundry facility. 2. Intense uses would include Yogurtland, Harvey Washbanger restaurant & laundry facility. An intense use within a shopping center is a use that, individually, has a parking requirement greater than 1:250. 3. If the entire site is considered a shopping center, 123 parking spaces are required. 17,292 sf/250 = 70 required spaces for entire shopping center 0.25 x 17,292 sf = 4,323sf can be occupied by intense uses 7,711sf intense uses — 4, 323sf = 3,388sf/65sf = 53 additional required spaces Total parking spaces required: 123 4. If the Harvey Washbangers provides parking based on individual uses, 115 parking spaces are required. 11,821sf/250sf = 48 required spaces for commercial building 0.25 x 11,821sf = 2,955sf can be occupied by an intense use within this commercial building. 3,440sf/65sf = 53 required spaces for restaurant 2,031 sf/150sf = 14 required spaces for laundry facility Total parking spaces required: 115 5. Based on the previous comments, revise the parking analysis. 6. Please rename Handicap Parking Required to Handicap Parking Existing. Per the 2012 IBC, sites that provide 101 to 150 spaces are required 5 handicap spaces. Changes are not being made the parking to require additional handicap spaces. 7. From a 2005 aerial, it appears there were about four parking spaces along the rear of the building; there is some faded striping. 8. Fire lanes may need to be restriped and signed. 9. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans.
