THE LAND REFFERRED TO IN THIS REPORT IS DESCRIBED AS FOLLOWS
Metes and bounds description of all that certain tract of land lying and being situated in the ROBERT
STEVENSON LEAGUE, ABSTRACT No. 54, City of College Station, Brazos County, Texas. Said
tract being all of the remainder of a called 4.000 acre tract as described by a Deed to Texas A&M
Research Foundation recorded in Volume 936, page 151 of the Official Public Records of Brazos
County, Texas, and all of the remainder of a called 2.620 acre tract as described by a Deed th Texas
A&M Research Foundation recorded in Volume 1026, page 55 of the Official Public Records of Brazos
County, Texas.
Said tract being more particularly described by metes and bounds as follows:
BEGINNING at a 1/2 inch iron rod found on the Southwest line of Hibiscus Street marking the North
corner of said remainder of 4.000 acre tract and the East corner of a called 8.973 acre tract as described
by a Deed to Texas A&M Research Foundation recorded in Volume 2083, page 138 of the Official
Public Records of Brazos County, Texas;
THENCE: S 48' 32' 26" E along the Southwest line of Hibiscus Street for a distance of 433.99 feet to a
point on the Northwest line of Graham Road (variable width R.O. W.);
THENCE: S 42' 1 F 20" W along the Northwest line of Graham Road for a distance of 400.50 feet to the
South corner of said remainder of 4,000 acre tract and the East corner of said remainder of 2.620 acre
tract;
THENCE: S 41' 58' 25" W continuing along the Northwest line of Graham Road for a distance of
262.40 feet to the South corner of said remainder of 2.620 acre tract and the East corner of Lot 1, Block
1, Graham Road Industrial Park, according to the plat recorded in Volume 9724, page 232 of the Official
Public Records of Brazos County, Texas;
THENCE: N 48' 33' 30" W along the common line of said remainder of 2.620 acre tract and said Lot 1
for a distance of 432.29 feet to a 5/8 inch iron rod found on the Southeast line of said 8.973 acre tract
marking the West corner of said remainder of 2.620 acre tract;

THENCE: N 41° 55' 48" E along the common line of said remainder of 2.620 acre tract and said 8.973
acre tract for a distance of 262.37 feet to a 518 inch iron rod found marking the common corner of said
remainder of 2.620 acre tract and said remainder of 4.000 acre tract;
THENCE: N 41 ° 58' 27" E along the common line of said remainder of 4.000 acre tract and said 8.973
acre tract for a distance of 400.65 to the POINT OF BEGINNING containing 6.588 acres of land, more
or less.
