the review will be completed and any staff comments returned to you on or before Wednesday,

SUBJECT: CAPROCK CROSSING DETENTION POND 2 (SP)
Staff reviewed the above -mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information for further staff review:
City of College Station Transmittal Letter;
Memo providing written responses to all of staff's comments (i�.entify the specific
page that each comment was addressed on or the reason for not addressing the
4 comment);
Seven (7) complete sets of site civil construction documents for the proposed
development with the revised site and landscaping plans attached (one set will
be returned to you, please submit additional copies if you want more than one
approved set);
Two (2) 24"x36" revised site plans;
One (1) 24"x36" landscaping plan;
One (1) 24"x36" grading and erosion control plan;
Easement Dedication Sheet and required documents (please note that the Site
Plan will not be stamped approved until the Blanket Easement, or all other
appropriate easements, have been dedicated to the City of College Station).
OR
Four (4) revised site and one (1) landscaping plan;
$ Parkland Dedication fees prior to issuance of a building permit;

applicant has not provided written response comments and revised documents to the
Administrator that seek to address the staff review comments contained herein. If there are
comments that you are not addressing with the revised site plan, please attach a letter
explaining the details. If you have any questions or need additional information, please contact

STAFF REVIEW COMMENTS NO. 1

PLANNING
1. Please provide a landscape plan per the UDO 12-7.9 (B) and 12-7.10 (B.1)
2. Please note that any changes made to the plans that have not been requested by the City
of College Station must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

ENGINEERING COMMENTS NO. 1
1. If this phase of detention pond only to mitigate development of Lot 3R, please
clarify in report. Otherwise, the post development C value of 0.43 seems low.
Report indicates 0.85 for developed conditions. Please provide weighted
calculations.
2. What is the velocity of flow out of the detention pond in to roadside ditch?
3. What are flowlines of existing culverts under Old Arrington Road?
4. How are you ensuring that the existing culverts will not be undermined by the
directed, concentrated flow?
5. Please provide cross-section at detention pond outfall between detention pond
berm and centerline of Old Arrington Road.
6. Limits of detention appear to extend outside boundary of Common Area 2.
Provide drainage easement or revise boundary of dedicated common area.
7. What is condition/capacity of existing culverts? Will discharge from detention
pond be freely conveyed by culverts, or will water backup in road side ditch and
overtop roadway?
8. What is impact of increased flow on drainage way that is between culverts under
Old Arrington. Road combined with discharge from Detention Pond 1. Does flow
stay within banks? What are impacts of increased velocities?
9. Does the County, TMPA, BTU and or Wellborn SUD have any special
requirements for detention/grading and/or outfall in easement or ROW? Have
they provided consent?
