SUBJECT: CREEK MEADOWS (REZ)
Thank you for the submittal of your Rezoning application. Erika Bridges, Graduate Civil
Engineer, and I have been assigned to review this project. It is anticipated that the review will be
completed and any staff comments returned to you on or before Friday, July 11, 2014. If you
have questions in the meantime, please feel free to contact us.

RESPONSE TO STAFF REVIEW COMMENTS NO. 1
Project: CREEK MEADOWS (REZ) — (14-00900166)
PLANNING
1. On the map, please use the language "future land use designation" in lieu of `land use"
unless you are trying to convey the current use of the property. RESPONSE — Replaced
"land use" with "future land use designation".
2. Please clarify the intent for the area that is 11+ acres. Concept plan states "proposed
zoning: PDD (use:GS)," but the legend shows the brown shading as multi -family.
RESPONSE — The intent of the 11+ acres is the "Big House" multi -family concept. The use
was changed from GS to MF.
3. Please remove the proposed street names from the concept plan. RESPONSE — Proposed
street names removed from the concept plan.
4. Future land use designation on the portion of the subject property north of Greens Prairie Rd
West is "Wellborn General Suburban" and not "Rural." RESPONSE — Rural changed to
Wellborn General Suburban.
5. Please provide over density information for the larger PDD area. RESPONSE: Overall
density provided as a separate document.
6. Please provide more information about the "big house" concept to be included as part of the
rezoning application. RESPONSE: We are putting additional information together now.
More information may be incorporated after neighborhood meeting.
ENGINEERING COMMENTS NO. 1
1. The application mentioned the revised density south of Greens Prairie Rd. but did not
provide the density to the north. Please include all revised densities. RESPONSE:
Overall density provided as a separate document.
2. The metes & bounds for the 17.2 Acre portion does not appear to close.
RESPONSE: As discussed with Erika Bridges, the metes and bounds description
closes — no modifications are required.
3. FYI... Downstream capacity is limited at this time, but the City is working on a
Development Agreement with Creek Meadows that will expand the lift station and
force main capacity in the future. Further analysis of available capacity will be
required prior to future development. RESPONSE — Noted.

Staff reviewed the above -mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information for further staff review and to be scheduled for a future Planning
& Zoning Commission meeting:
One (1) 24"x36" copy of the revised Rezoning Map & Concept Plan;
Thirteen (13) 11"x17" copies of the revised Rezoning Map & Concept Plan;
One (1) copy of the revised Metes and Bounds;
One (1) copy of the digital file of the revised rezoning Metes & Bounds on
diskette or e-mail to pdsdigitalsubmittaI6�cstx.gov.
Please note that this application will expire in 90 days from the date of this memo, if the
applicant has not provided written response comments and revised documents to the
Administrator that seek to address the staff review comments contained herein. If all required
items are not received, your project will be not be scheduled on the P&Z agenda. Your project
may be placed on a future agenda once all comments have been addressed and the
appropriate re -advertising fees paid.
Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans
