Lance,
I was unable to attend the meeting at the Wellborn Community Center concerning Creek Meadows proposed changes to
the land use plans for the land north of Green's Prairie Rd and I will not be able to attend the meeting tonight. However,
I would like the P&Z commission members to know that I think the proposed changes are an improvement over the
current plans. While high density, single family homes on this land does not conform to the proposed rural character for
the area established by the Wellborn Community plan, it is better than the duplexes and 4 plexus currently proposed.
I own the land immediately north of this proposed development and, while I would prefer that the land be developed in
a manner consistent with the Wellborn Community Plan, I realize that is not going to happen.
I am not able to figure out how to e-mail the commission members directly, so please forward this on to them if
possible.

Per my conversation with Eric Dotson yesterday the west access point (west of the karate studio) is preliminarily
approved. It is my understanding that Eric will confirm with Jennifer that the Planning Department's desire is to have
the Creek Meadow Blvd street align thus create a hardship which will allow the temporary secondary remote access to
have a spacing slightly less than code. Other items that we discussed are as follows. Please email me back once
discussions have been finalized and let me know if this all correct and acceptable.

1. Creek Meadows will try to skew the temporary emergency access entrance, onto GPRW, as far to the west as
practical. This will provide a greater spacing than what is currently shown as 446';
2. The remote access can be constructed with temporary construction methods and removed once the north
street terminus is extended to another collector street;
3. The lot(s) loss due to the temporary access can then be buildable once the temporary remote access is no longer
needed;

Eddie,
Each owner will be responsible for erecting their own 6' wood privacy fence on their lot.
The trees along the edge of the development will not be disturbed outside of the areas which must be cleared for the
road and utilities to be installed. Each homebuilder will clear their own lot at the time the home is built and it will be up
to them how many trees they leave in the rear yards.
I anticipate the area to be mostly single story homes but there is the option to build 2 story per the Creek Meadows
Deed Restrictions.

Thank you for the information. I have three questions for you.
1) What type of fence will be erected to separate this new subdivision from Turnberry Subdivision? I'm expecting a
monolithic fence spanning the entirety of the adjoining property lines, going from Greens Prairie Rd W. to the NE corner
of the Turnberry Subdivision.
2) Will there be any attempt at all by the developer to save some of the mature trees along our rear property lines?
3) Do you foresee mostly single story or two story homes being built on these lots?

We meet a few months ago at the P&Z meeting for the Creek Meadows rezoning project. We pulled this item before
the City Council meeting but are queuing it back up for end of year meetings. Since that time I've been able to tighten
up the single-family layout, adjacent to Turnberry Subdivision, and have actual on -the -ground survey. The attached PDF
is a simple sketch that illustrates the following information:
1. Existing drainage divide (area of Creek Meadows subdivision that at existing conditions drains toward Turnberry);
2. Proposed drainage divide (this area will be reduced with the construction of the street to capture and redirect some
of the runoff away from Turnberry);
3. Proposed Rear Yard drainage system (this will be an underground drainage pipe, with yard inlets at all property
lines, that intercepts lot runoff and conveys runoff to the south and discharges into the Greens Prairie Road West bar -
ditch).

A rezoning application has been submitted to the City of College Station by Natalie Ruiz with the IPS Group on behalf of
Creek Meadows Partners, LP. The request is to rezone approximately 36 acres (shown on attached map) located near
the entrance of the Creek Meadows Subdivision at the intersection of Greens Prairie Road and Creek Meadows
Boulevard North, and includes properties on both the north and south side of Greens Prairie Road. The properties are
currently zoned PDD Planned Development District and R Rural. The proposed zoning is PDD Planned Development
District for single-family and multi -family housing. The area of the proposed rezoning is shown as hatched on the
attached map. The dashed line on the map indicates the 200 foot notification area and not the rezoning area. Those of
you located within the 200-foot notification area will receive a mailed notice of the public meeting. For all other
Resource Team members, the public hearing information is included at the end of this email and is provided as a

The PUBLIC HEARING before the Planning & Zoning Commission is scheduled forThursdav, August 7, 2014 at 7:00 p.m.
at City Hall at 1101 Texas Avenue, just east of the Texas A&M University golf course. A second public hearing before the
City Council is scheduled for Thursday, August 28, 2014 at 7:00 p.m. at City Hall.

Good morning!
I've briefly looked at the electronic documents that were emailed to Ben. Please submit two copies of the revised site plan
and revised building elevations to our department for review.
A couple of quick things that I noticed:
-All revised (and added) parking spaces need to meet the minimum depth of 20 feet (or 18 feet with a 2-foot
overhang). Please check. It doesn't appear that all new parking meets this.
-Please be aware that the structure that crosses the fire lane will need to have a minimum clearance of 14 feet and will
need to be reviewed further by the Fire Marshal.
-Additionally, the materials percentages and legend included on the new elevation sheets don't seem to reflect the
materials used on the actual elevations. The minimum masonry requirement and maximum efts/metal is still applicable.
Again, please submit the revised plans for site, engineering, and fire review

Good afternoon Gina! I need to set up a PAC meeting to discuss some potential updates to the Creek Meadows
Subdivision.
During the Wellborn Area Study, we met with the steering committee and attended a few neighborhood
meetings to discuss the Creek Meadows development. There was interest in reducing the density of the multi-
family tract (Section 1C, Phase 1). We agreed to reduce the multi -family density to single family - similar to
existing lots in Creek Meadows with the understanding we could increase the density in Section 1 A, Phase 3.
We need to amend the existing PDD to reflect this agreement and would like a PAC meeting to discuss.
