I reviewed the above -mentioned SITE PLAN - COMMERCIAL and NON-RESIDENTIAL
ARCHITECTURE STANDARDS application and determined it to be incomplete. The following is
the preliminary list of items needed to complete the submittal so that staff may conduct a
thorough review. Please submit the following information by 10 a.m. on any Monday for review
that week:
The Final Plat application must be accepted for review for this application to be
forwarded for review as well.
Please be aware that if this application is not completed before Monday, June 25, 2012, it will
expire and a new application and fees will be necessary to continue the site development
process.

Staff reviewed the above -mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information by any Monday at 10:00 a.m. for further staff review:
City of College Station Transmittal Letter;
Memo providing written responses to all of staff's comments;
One (1) complete set of site civil construction documents for the proposed
development with the revised site and landscaping plans attached (one set will
be returned to you, please submit additional copies if you want more than one
approved set);
Four (4) revised site and one (1) landscaping plan;
Easement Dedication Sheet and required documents.
Please note that this application will expire in 90 days from the date of this memo, if the
applicant has not provided written response comments and revised documents to the
Administrator that seek to address the staff review comments contained herein. If there are

STAFF REVIEW COMMENTS NO. 1

PLANNING
1. Please be aware that the property is not platted. Site plan approval cannot be granted until
the plat has been filed.
2. Please be aware that the site plan needs to reflect the plat with all easements and lot
configuration. The lots can be drawn as "potential' lots with setbacks in anticipation for the
future replat.
3. Please revise parcel ownership to show that the property to the southwest is owned by
Metro Mini Storage/College Station Ltd.
4. Please provide all volume and page numbers for PUEs that have been recorded and those
that have not, leave blank.
5. Please be aware that the sign will be permitted separately.
6. Please show connectivity to the access easement located on the adjacent property to the
south.
7. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

LAN DSCAPING/STREETSCAPING/BUFFER
1. Please remove the lot and block labels from the exhibit and calculate landscape points
together.
2. The three canopy trees in the TxDOT Right -of -Way cannot be counted as landscape points.
3. Make a note that the undisturbed area is not included in the total area.
4. Please show the location of proposed and existing easements on or adjacent to property.
5. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double -Check Back Flow Device, and installed
as per City Ordinance 2394.
6. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.

ENGINEERING COMMENTS NO. 1
Date: May 24, 2012
1. Please provide a private drainage easement for storm sewer outfall from Lot 2 to Lot 3.
2. Please provide private utility easements for services crossing other lots.
3. If the "Future Water Meters" are being installed with this phase, please remove future from
the label. It appears that at least the irrigation meter is being installed with this phase.
4. Please provide 5 copies of a TxDOT Access Permit. If TxDOT requires that a deceleration
lane be built, a donation agreement would be required.
5. The Development Permit is currently under review.
6. Please have the contractor submit a copy of the Notice of Intent.
7. Please provide a drainage report.
8. Detention area should be noted on the site plan.
9. Please provide an engineer's estimate for all public infrastructure.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. All easements on site are shown as proposed or existing. Electric facilities will be designed
within proposed or existing easements as shown on site plan.
2. Proposed easements must be granted and filed before CSU can install and energize electric
facilities.
3. CSU requires digital AutoCAD 2000 or later version of plat and site plan so electrical design
for this project can be completed. Email to: gmartinez(ocstx.gov.
4. CSU electric design drawings supersede any and all electric distribution (up to the meter)
designs shown on other construction documents.
5. Developer may be responsible for locating easements on site to insure that electrical
infrastructure is installed within easement boundaries.
6. Site plan shows 4-2" pvc conduits for electrical primary. That requirement will be changed to
2-2" pvc conduits for primary. Secondary (service) conduit will be 2-4" pvc conduits.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
4. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU
specs and design.
5. Developer provides load data to CSU as soon as it is available to avoid construction delays.
Delivery time for transformers not in stock is approximately 26 weeks.
6. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformer, meter location and conduit routing as designed by CSU.

1. Please provide the volume and page number (V10780, P11) for the 15' and 20' PUE located
at the northwestern and southern property lines that was dedicated with the minor plat.
2. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
LAN DSCAPING/STREETSCAPING/BUFFER

ENGINEERING COMMENTS NO. 3
Silt Fence delineation did not print on Grading and Erosion Control Plan. Were there any
other measures being proposed (Inlet protection, construction exit)?
Please indicate limits of structural fill on the water line.
We are still waiting on TxDOT for return of Access Permit.
Drainage Report — report indicates no increase in water surface elevations from increased
runoff. Are there any impacts as a result of the fill?

FIRE
1. No combustibles will be allowed on site until all-weather roads and fire hydrants have been
accepted by the City.
2. A site plan shall not show any part of a structure over one hundred and fifty feet (150') from
an approved access road.
3. If a fire lane extends more than one hundred feet (100'), an approved turn -a -round or "T" will
be required. Please extended shown Fire Lane on site plan to be in front of proposed
building 1 and also in front of Future building 2. In order to meet the modified hammerhead
for turning the fire vehicle around on site.
4. No more than a six percent (6%) grade is allowed on any length of fire lanes.
5. Fire lanes will be constructed using the "Fire Apparatus Turning Radius Template" and have
a fire lane sign at the entrance. Curbs to be marked "Fire lane, No Parking, Tow Away Zone"
with a minimum of four (4") letters.
6. A "Knox Box" security key system is required on all buildings and a Knox Switch is required
on all gated entrances.
7. Commercial construction requires a fire hydrant within three hundred feet (300') from the
main entrance and within four hundred and fifty feet (450') from any part of a structure.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. REPEAT: LOAD DATA: The developer will provide load data to CSU as soon as it is
available. This information is critical for CSU to accurately determine the size and number of
transformers, and other equipment, required to provide service to the project. Failure to
provide load data will result in construction delays and, due to clearance requirements,
could affect the final building footprint. Delivery time for transformers and other equipment
not in stock is approximate 26 weeks.
2. EASEMENTS: Developer provides descriptive easements for electric infrastructure as
designed by CSU, as shown on plat or site plan.
3. The developer will be responsible for locating easements on site to insure that electrical
infrastructure is installed within easement boundaries.

Project: Copper Falls Executive Suites (Landscape Plan) - 12-00500095
PLANNING
1. If the intent of this landscape plan is to replace the stamped plan on file, please provide the
following information:
• A title block providing the site address and legal description;
• Zoning classification of the Copper Falls property and revisions of the adjacent
properties;
o Due to the recently updated zoning classifications, R-1 Single -Family is now GS
General Suburban and C-1 General Commercial is now GC General
Commercial. Please revise accordingly.
2. Based on the previously approved landscape plan, the site's proposed developed area is
equivalent to 48,319.23 square feet. Please revise to show that adequate landscaping has
been provided.
3. Please revise the streetscaping to reflect the street frontage width of the property minus any
driveways is 286.17'.
In order to determine the number of streetscape points required, this is divided by 50 and
multiplied by 300 (286.17/50 x 300 = 1,717 points).
Based on dividing the liner footage by 25 (286.17/25), 12 canopy trees are required for
streetscaping.
Please revise the calculations.
4. Please make a note that each cane of the crepe myrtles will be 1.25" caliper.
5. Please revise the following spelling of proposed landscape plants:
• Ilex burfordii
Additionally, please provide separation because the scientific and common names —
commas, parenthesis, etc — to allow for better separation between the names and minimize
confusion.
6. To count for the 10 points per shrub, shrubs must be 5 gallons in size, as they have been
correctly shown in the planting schedule; however, on the plan, the following shrubs are
called out to be 3 gallons:
• Boxwoods,
• Burford Hollies,
• Compact Nandinas,
• Dwarf Yaupons,
• Gulf Muhly Grass,
• Indian Hawthorns, and
• Waxleaf Ligustrums

Please revise to eliminate confusion at installation and ensure that all points will be
satisfied.
7. Thirty-one (31) Dwarf Yaupons are listed in the planting schedule, but thirty-seven (37) are
shown on the plan. Please revise.
8. The Sea Green Juniper in the north corner (adjacent to the 3 Crepe Myrtles) was not called
out. Please revise.
9. If the two (2) Pecan trees are proposed plantings, please include them in the planting
schedule and corresponding points as they have not been listed.
10. Please note that any changes made to the plans that have not been requested by the City
of College Station must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.

Staff reviewed the above -mentioned engineering documents as requested. The following page
is a list of staff review comments detailing items that need to be addressed. Please address the

Please note that the Development Permit Balance (Public Infrastructure Review and Inspection
Fee), will be calculated and requested once the construction documents and engineer's
estimates have been reviewed and approved.

ENGINEERING COMMENTS NO. 2
1. Please provide a drainage report.

7. On the Curb Inlet Section on Sheet UP, please label the material (or space) between the 36"
deep river gravel and the 6" PVC.
8. Please add a note that the sanitary sewer service will not be left more than 3.5' deep at the
point of terminus by the Developer's contractor.
9. Please add a note that the water services will be left at 1' maximum bury at the point of
terminus. An angle ball valve is required at the point of terminus.
10. If possible, it is preferred to use two 45-degree bends in lieu of a 90-degree bend on the
waterline.
11. Please add an in -line valve north of the 8"x8" tee.
12. Please provide an erosion control plan.
13. On the grading plan, please label the flow lines and slope of the 12" PVC outfall.
14. On some of the sheets the development is labeled as Cypress Falls and some it is labeled
as Copper Falls. I assume it should be Copper Falls according to the site plan application.
