The city is okay with the drive remaining with the following conditions: t this driveway will remain gated and for emergency access only as designed the gate be installed with knox box as designed the "emergency access only" sign be installed as designed ADA ramps be added the concrete through the drive will need to be confirmed that it meets ADA slopes Note that neither driveways' ramps need the domed, colored pavers. Only the ramps at the street intersection should have these pavers. Please coordinate with Clint and Art — and let me know by email if Clint wants to proceed in this manner with these conditions. Water meter boxes are removed from meter and wires are disconnected. Sewer clean out needs to be lowered and box and lid need to be installed. I still need to touch base with a couple other departments to make sure they are ok. Erika said that she is still needing revised construction drawings and I am looking for a new landscape plan. I need to talk to Carol to see if the official variance to the gating requirement has been approved. We haven't been able to cross paths, but Erika is going to talk with her. I've had a chance to look over what you submitted. I know you've inquired about signage for this project but I'm not sure if we've spoken as I believe someone else responded to you. You have shown three different sign types. In reviewing what you submitted based on the sign ordinance in Unified Development Ordinance Section 12-7.5 Signs and as amended in the PDD Concept Plan for this property: 1) The Wall Hung sign type (we call a projection sign) is only permitted in the City's special districts of Northgate and Wolf Pen Creek so it is not allowed on this property (which is a PDD based on R-6 zoning). 2) The Monument sign (we call a low profile sign) is stated in the PDD Concept Plan as being a sign permitted in lieu of a freestanding apartment identification sign. Low profile signs are limited to 4 feet in height, max of 60 square feet, and a 10-foot setback from the right-of-way. As it's not measured on the plans, I can't tell how tall it is but it does appear to be located within the 10-foot setback. 3) For Apartment Identifications Signs, they are either freestanding (in this case low profile) or attached. The Wall Mounted signage would not be permitted in addition to the Monument sign. In addition, the section states apartments need to have 24 units to qualify for an identification sign so the PDD Concept Plan's reference to a low profile allows a low profile though it would not be permitted otherwise. Proposed signage requires submission of a Sign Permit application to the City for it to be approved before installation. Let me know if you have any questions. We have kept the size to max 100 sf that was approved during site plan review and have proposed four possible locations that are on the building and one that is a monument sign. The monument is located behind the required setback, is constructed using the building approved brick and would not alter the approved bike rack locations or landscaping. All of the signage would use the Owner's graphics and would conform to approved colors from the approve College Station color selection. All of the designed signs are lighted.
