SUBJECT: SADDLE CREEK SUBDIVISION PH 6 Final Plat & Phase 7B Replat
Staff reviewed the above -mentioned Final Plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Once all comments have been
addressed and the following information submitted by 10:00 a.m. on any Monday, your project
will be placed on the next available Planning and Zoning Commission meeting:
One (1) 24"x36" copy of the revised final plat;
Thirteen (13) 11"x17" copies of the revised final plat;
One (1) copy of the digital file of the final plat on diskette or e-mail to
pdsdigitalsubmittal(cacstX.gov; and
The Mylar original of the revised final plat with the owner and County Judge's
signatures (will be required after the County's approval).
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed, your project will not be
scheduled for the Planning & Zoning Commission meeting. Your project may be placed on a
future agenda once all the revisions have been made and the appropriate fees paid. Once your
item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at
the following web site on Monday the week of the P&Z meeting.

Please note that a Mylar original of the revised final plat will be required after P&Z approval and

PLANNING
1. Please revise the title block to reflect -
Final Plat of
Saddle Creek Subdivision
Phase 6

And an addition of a 21.899 acre tract being a portion of the remainder of a called 359.07
acre tract
2. Please revise the title block to show the owners of Lot 129 rather than Lot 130.
3. Please revise the Certificates of Ownership and Dedication to reflect the ownership of the
lots within the subject phases:
• Jennifer B Todd and John A Malley's Certificate — please revise to show that they
own Phase 6;
• Alan R Morgan and Sandra Morgan tract — Please provide the lot and block
information of their property as it is already platted;
• Steven C Schultze and Kelley J Schultze — 1.30 acre tract.
4. Please clarify in the Original Plat title that it is referring only to the lot in Phase 7B.
5. Please revise the Wade Tract information as this tract is not platted.
6. Please note that you, the applicant, are responsible for scheduling the plat for consideration
by the County Commissioner's Court and for getting the County Judge's signature on the
Mylar after they approve the plat.
7. Please note that any changes made to the plans, which have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that the City has not been made aware of
will constitute a completely new review.

ENGINEERING COMMENTS NO. 1
1. The development permit is currently being reviewed. Any comments could affect the final
plat.
2. Please label the ROW width for Saddle Creek Drive.
3. Please indicate if the 15' drainage and slope easement is public or private.
4. The 30' drainage easement is labeled as private on the plat and public on inset A. The
labels also point to different lines on each view.
5. Please tie a corner of the property to a City of College Station control monument.

1. This project location is outside of CSU certification area. CSU will not provide electric
service to this project location.

SUBJECT: Engineering Document Comments for Saddle Creek Phase 6
Staff reviewed the above -mentioned engineering documents as requested. The following page
is a list of staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information by any Monday at 10:00 a.m. for further staff
review and approval of the plans:
Four (4) sets for stamping;
One (1) erosion control plan.
Please note that the Development Permit Balance (Public Infrastructure Review and Inspection
Fee), will be calculated and requested once the construction documents and engineer's
estimates have been reviewed and approved.
