Box 9960 College Station, Texas 77842 Re: ReMax Office Building Fire Flow Report Dear Josh, 1 722 Broadmoor Suite 210 Bryan, TX 77802 The proposed ReMax Office Building is 11 ,822 square feet in size. An 8' x 12' storage building will also be on site bringing the total square footage to 11 ,918. The submitted design shows a proposed fire hydrant to be constructed along the north line of the property adjacent to University Drive right of way. The furthest corner of the building is 225 feet from the proposed fire hydrant, well under the 400 foot maximum. A second fire hydrant is located approximately 330' west of the proposed fire hydrant. The construction classification for this building is Type llB. Table B105.1 of the IFC shows a required fire flow of 2,250 gpm for 2 hours. Two hydrants are required with a maximum average spacing of 450 feet. This flowrate can be achieved by a combined flow of both hydrants. An 18" ductile iron water main inside a 20' easement along the south University Drive (FM 60) right of way supplies water to the site. For residual pressures, Charles Willis with College Station Utilities provided a flow test report for the closest fire hydrant along University Drive. At this location the static pressure was 110 psi. With a test flow of 1635 gpm the residual pressure remained at 110 psi. I confirm that by adding a fire hydrant onto the existing water distribution system, the combined fire flow from these two hydrants will exceed 2,250 gpm at a 20psi residual pressure as required by the Uniform Design Guidelines. r n, P.E.
