Box 9960 College Station, Texas 77842 RE: REMAX East University Drive Office Building Drainage Letter for Clearing and Grading Permit Dear Alan, 1 722 Broadmoor Suite 210 Bryan, TX 77802 Submitted for your review is a grading and erosion control plan for the referenced project. Ultimately, an office building, parking lot, and supporting infrastructure will be constructed on this site. In this first phase, the property owner wishes to begin clearing the site and placing and compacting fill within his property. The City of College Station Veteran's Park & Athletic Complex grading project will generate excess material. In a mutually beneficial move, our client has offered to accept this spoil onto his site. The subject property is a 1.371 acre tract that is situated on the south side of University Drive just west of Veteran's Park and east of Carters Creek. A portion of this lot now lies within the floodplain. In a letter to you dated October 16, 2007, Brett McCully presented the findings of our floodway determination that showed the floodway no closer than 39 feet from the western corner of the tract. Our grading plan will raise the entire lot out of the floodplain. While the fill slopes fall outside of the subject tract, all fill will be placed within 12 feet of the property line, not impinging upon the Carters Creek floodway. The adjacent property owner to the west, Maria Talk, has been contacted and offered no objections to fill being placed onto her property. Tim Ware and I have met with Steve Beachy and Pete Vanecek of the Parks and Recreation Department. They also have no objection to our plan. I assume an agreement would need to be documented as part of the Development Permit process. I will gladly draft a letter to this effect if you would provide me an example of the language you require. Before construction begins, a silt fence will be erected to protect against erosion during construction. This fence will be maintained until the proposed site is completed and permanent erosion control measures are in place. uld you have any questions after reviewing this application, please call me at 268-1125.
