Thank you for your submittal of a complete site plan/development permit/non-residential
architectural standards application. This project met the October 7, 2009 submittal deadline and

SUBJECT: CASHION DENTAL (SP)- Site Plan
Staff reviewed the above -mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information for further staff review:
Cover memo providing written responses to all of staff's comments (identify the
specific page that each comment was addressed on or the reason for not
addressing the comment);
Four (4) revised site plans;
One (1) landscaping plan;
If there are comments that you are not addressing with the revised site plan, please attach a
letter explaining the details. If you have any questions or need additional information, please

STAFF REVIEW COMMENTS NO. 1
Project: CASHION DENTAL (SP) — 09-00500208
PLANNING
1. The parking calculation for a Dental Clinic is 1/200 sf. This changes the required number of
spaces to 15.
2. Please remove the wheel stop on the handicap space as this reduces the allowable parking
space below the minimum 18-foot required.
3. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

LANDSCAPING/STREETSCAPING/BUFFER
1. Three hundred additional landscape points are required for every 50 linear feet of frontage
on a right-of-way. It appears that only right-of-way frontage on the SH6 Frontage Road was
calculated. Bridle Gate Drive will need to be included in this calculation. These additional
points can be dispersed throughout the site and as an fyi, driveway openings, visibility
triangles, and other traffic control areas may be subtracted from the total frontage.
2. Please revise the streetscape point calculation and total point calculation to reflect the
changes requested.
3. Please specify the height of the buffer and screening plantings. As an fyi, screening of the
parking lot must be at a minimum of three feet above the parking lot pavement elevation and
buffer plantings must be a minimum of three feet in height.

ENGINEERING
1. Plans are still under review— comments are forthcoming.
ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. All easements on site are existing. Electric facilities will be designed within existing
easements.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU
specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull
boxes and secondary pedestals provided by CSU).
8. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan. Email to:
gmartinez@cstx.gov.
9. Developer provides load data to CSU as soon as it is available to avoid construction delays.
Delivery time for transformers not in stock is approximately 40 weeks.
10. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as
designed by CSU.

1) Fire lane markings need to be on the entire curb area to cover the building. A
Fire lane sign is needed at the entrance from Bridle Gate dr.
2) A Knox Box will be needed for this building.

ENGINEERING
1. Please note the fire flow and number of fire hydrants required on this site based on building
size and material type (Table B105.1 and C105.1 of the Fire Code).
This information added to the site plan as Site Specific Note No. 12.
2. Please submit or have contractor submit NOI prior to DP approval.
A copy of the Small Construction Site Notice for this project is attached.

3. Please verify that the proposed planting along SH 6 are not located directly above the
existing utilities, it may be helpful to put a note on the landscape plan.
The existing utilities are shown on the Landscape Plan and the trees are shown to
not be on top of existing utilities.
4. Please verify that the required fire lane pavement meets min. standard.
It has been note on the plans that the existing driveway is 7" thick concrete and
the fire lane area to be added is noted as 6" thick on the pavement plan so that it meets
the minimum standard.
5. The TxDOT permit application has been forwarded to the state for review.

6. (Drainage Report) As this project is not proposing detention, please *certify that the
development is utilizing rapid conveyance to the primary channel, verifying that the sites
discharge hydrograph and peak is ahead of the main channels hydrograph is such a manner
that it does not create a new resulting peak greater than the main channels existing peak, so
that there are no negative impacts.
The certification letter is attached.
'Certification from BCS Unified Drainage Guidelines: found in Section 2.C.3.b
"9 have conducted a topographic review and field investigation of the
existing and proposed flow patterns for storm water runoff from (name
of subdivision or site project) to the main stem of (name of creek). At
build -out conditions allowable by zoning, restrictive covenant, or plat
note, the storm water flows from the subject subdivision or site project
will not cause any increase in flooding conditions to the interior of
existing building structures, including basement areas, for storms of
magnitude up through the 100-year event
7. (Drainage Report) Please verify that the parking lot does not hold more than 6 inches of
water during a 100 yr event.
The water depth would have exceeded 6" in the parking lot at the entrance to the
curb opening so the curb opening width was increased from 2' to 3' and this change is
shown on the plans. The flume width transitions from 3' to 2. The max depth in the
parking lot for the 100-yr storm is calculated to be 0.49' (5.9"). The flow depth in the
flume is 3"
