Please provide a note that Lots 4, 5, and 6 will be considered one building plot. 2. Please include a phase line around the proposed new construction, as done on the landscape plan. 3. Please label the Oxford Court building as existing and the new structure as proposed. 4. Remove General Note # 11 since the zoning is already identified on the Site Specific note and on the lots. 5. General Note # 9 states that topography is shown, but none are shown on the site plan. Please revise. 6. The interior parking island in the front parking lot is shown to be 162 S.F. As it is within 15 feet of the right-of-way, it is required by Section 7.2.C.7 to be at least 360 S.F. (double islands) 7. Please distinguish the existing water, electric, and sewer lines from the proposed lines with different symbols. 8. If this building will be sharing a dumpster with the adjacent structure, please provide a note that the dumpster is shared with Lot 5. 9. Provide a general note on the site plan that states the following: Exterior building and site lighting will meet the standards of Section 7.10 of the Unified Development Ordinance. The light source shall not project below an opaque housing and no fixture shall directly project light horizontally. Fixtures will be mounted in such a manner that the projected cone of light does not cross any property line. 10. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review. Please let us know if you are planning to use polymeric sand in the landscaping beds around the building. Please note that if this material is used it cannot be used in the parking islands. 2. Please identify the scale of the landscape plan. 3. The Disturbance Limit line looks exactly like the existing sidewalks. Please use a different symbol for the disturbance line. 4. Section 7.5.D.5 requires that when parking is adjacent to a right-of-way that screening is required along 100 percent of the street frontage such as 10 shrubs for every 30 linear feet. The front parking area would require 33 shrubs in addition to the 4 canopy trees. 5. On the landscape plan, there is a call out, "See Detail A". Please label Detail A on the landscape plan. 6. Irrigation Note 3 says that an irrigation plan will be submitted before landscaping begins, however you show an irrigation legend and irrigation details on the plan. Please note approval of this landscape plan does not classify as approval of the irrigation plan. 7. Please identify the caliper size of all trees being used for this project. ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. Developer may be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. 2. CSU will provide drawings for electrical installation. 3. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. 4. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 5. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan. Email to: sweido@cstx.gov. 6. Developer provides load data to CSU as soon as it is available to avoid construction delays. Delivery time for transformers not in stock is approximately 40 weeks. 7. Final site plan must show all proposed electrical facilities necessary to provide electrical service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as designed by CSU. 8. Phase 1 is missing one required street tree. It appears that it was planted as part of Phase 1, but is now being counted as part of the Phase 2 landscape calculations. Please revise the point total calculations to show that it is part of Phase 1 and identify the plant in the diagram. 2. Landscaping approved to meet Phase 1 landscaping requirements cannot be used to meet Phase 2's landscape point requirements of. Please revise the point totals calculation for each phase. a. Three of the five Bald Cypress trees you identified as new plantings in Phase 2, are trees planted to meet the landscape requirements during Phase 1 construction. Since they are smaller than 4 inches in caliper size, they are not eligible to receive "Existing Trees" points for Phase 2. b. This applies to the five Maiden Grass plants planted for Phase 1 that are now new plantings in Phase 2. 3. FYI — You do not need to change what you are planting. However, the point calculations need revision to show that each phase has the correct amount of streetscaping the correct point totals. The UDO requires that each phase of a multi -phase development must be able to stand-alone and meet the requirements of the ordinance. Please label the Oxford Court building as existing and the new structure as proposed. The structures have been labeled as existing and proposed 4. Remove General Note #11 since the zoning is already identified on the Site Specific note and on the lots. The note has been removed from the Site Specific Notes.: 5. General Note #9 states that topography is shown, but none are shown on the site plan. Please revise. The note has been removed from the Site Plan 6. A portion of sidewalk and a handicap ramp has been added from the existing sidewalk to the Emergency Access Road to meet ADA requirements. The addition has been bubbled on the plans. If there is a problem during construction, it can be adjusted in the field. 3. Sh. C2 — Please provide stabilized construction exit in accordance with City Standard Details. A note has been added to refer to the detail on the SWPP1 detail sheet.
