PLANNING
1. The front fagade, which faces a public right-of-way, is approximately 185' in width. According
to Section 5.6.B.4.0 of the Unified Development Ordinance (UDO) two different architectural
relief elements as outlined in this section are required every 25'. Therefore, there should be
16 total elements where only 9 elements are currently proposed. Large scale wall
projections are not classified as an architectural relief element in the Northgate District.
2. Is there an awning above the office door on the front fagade?
3. The south fagade meets architectural relief requirements.
4. The east fagade, which does not face a public right-of-way, is approximately 55' in width.

fagade requires 4 total architectural relief elements, but the current proposal only indicates

5. The west fagade, which faces a public right-of-way, is approximately 55' in width. According

relief elements as outlined in this section are required every 25'. The west fagade requires 6
total architectural relief elements, but current the proposal only indicates 4.
6. Is the screen wall in front of the bicycle parking intended to be solid brick or glass block.
The elevation board seems to depict that wall as not solid.
7. The dumpster enclosure should be included in the overall width measurement of the fagade
since it is attached to the building.
8. Though, the UDO specifies that only the first two stories need comply with the 25%
brick/masonry requirement; the square footage for all other materials should be calculated
for the entire fagade. Please revise the materials legend accordingly.
9. The materials legends need to include the square footage, percentage, and color of all
exterior building materials including woods, metals, glass blocks, and CMU blocks.
10. Please identify in the materials legends all paint and stain colors mentioned in the elevation
keynotes. After the project approval the elevation boards will not be filed.
11. The dumpster width measurements differ between the north and south facades. Please
clarify.
12. Smooth face tinted concrete blocks cannot make up more than 5% of each fagade. Please
clarify if "E12" is a textured or smooth CMU. In addition, the exposed foundation, which
exceeds 6" in height, along the front and rear fagade should be treated to resemble other
building materials utilized on the fagade.
13. Glass block may not cover more than 15% of any fagade.
14. The proposed wall mounted lights, "E15", do not comply with section 7.10 of the UDO.
15. Please revise the title block to include the applicant and owner's name and contact
information, the property legal description, and a current submittal day.
16. FYI ... The elevation boards submitted do not exactly reflect the elevation sheet A501. For
instance, the west facade has a stringcourse and the bottom of the south facade differ.
17. Please add a note to A501 which states, "Solid waste storage areas, mechanical equipment,
air conditioning, electrical meter and service components, and similar utility devices, whether
ground level, wall mounted, or roof mounted, shall be screened from view from rights -of -
way. Exterior screening materials shall be opaque and the same as predominantly used on
the exterior of the principal building. Such screening shall be coordinated with the building
architecture, colors, and scale to maintain a unified appearance. Acceptable methods of
screening various equipment include encasements, parapet walls, partition screens, or brick
walls."
18. Please add a note to A501 which states, "All site lighting shall comply with section 7.10
Outdoor Lighting Standards, of the LIDO".

RESPONSE: Shown on the revised colored elevation (11 x 17 paper) and Sheet
A501, a total of 24 architectural relief elements are delineated along the north
elevation of the building.

RESPONSE: Yes. The awning is shown on revised Sheet 501A.

RESPONSE: The proposed wall material is aground face block designed to look,
like stone (honed limestone). Natalie Ruiz emailed Lauren a specifications sheet

RESPONSE: Noted and included in the overall width measurement of the facade.
Though, the UDO specifies that only the first two stories need comply with the 25%

elevation area, square footage, second story elevation area square footage

and comply with the City of College Station's Color Palette. The finish and material
legend is shown on sheet A801 of the construction documents.

both the north and south facades.

foundation along the rear and front facade have been modified to include other
materials on the facade.

of the total elevation area and meets the UDO requirements.

RESPONSE: The wall mounted lights "E15" have been replaced with pole mounted
lights to comply with Section 7.10 of the UDO. The lights proposed match the

RESPONSE: Sheet A501 has been revised to reflect the current proposed
elevations. The previously submitted elevation boards should be utilized to clarify
material samples and color selections_ With this submittal, we have also included a
revised colored elevation to help with the overall review.

3. Please identify the color or treatment of the sloped landscape concrete.
4. The item that Note El refers to could not be found.
5. Please clarify in Note E12 that split -face CMU is being utilized.
6. Concrete cannot be used for the bollards at the rear of the building.
7. There is a new graphic on the west fagade that looks like steps, but it leads into a wall.
Please clarify.
8. Please add all colors being used to A501.
9. Are the metal stairs included in the material percentage and square footage of the
effected fagade?

Please identify the type of metal being utilized as a facade material.
- Resonse: Pre -finished color coated architectural metals are used. The colors
are selected from city of College Station Color Palette. We will send you if you
need additional color samples.
The north facade of the building is still lacking 5 architectural relief elements.

architectural relief elements provided on the north facade meet the
requirement.

Response: The area shown on the elevation indicates sloped surface of
ground soil or landscaping plants.
4. The item that Note E19 refers to could not be found.
- Response: The keynote symbol is added on the west facade. It points to wire
mesh guardrail beyond the stair.
5. Please clarify in Note E12 that split -face CMU is being utilized.
- Response: Note E12 has been revised.
6. Concrete cannot be used for the bollards at the rear of the building.
- Response: Note E17 has been revised to indicate the concrete column base
finished with exterior plaster coating.

- Response: Revised Ext. Material Tabulation includes the area of all metal
stair components including area of balusters, wire mesh infill panels, railing,
and strings.
