Please revise the application to include the variances that were approved with the last Preliminary Plat. Even though fees are not being required for variances, these items must be "requested" so that they stay with the Preliminary Plat. Included in this submittal is a supplement to the application which includes 7 pages — 6 of which are variance requests and the 7 s is page 2 of 5 of the application which indicates that there are variances requested. 2. Please label the 20' PUE on the northeast side of Lot 13A. There is no need for a 20' pue along the northeast side of Lot 13A. This easement has been eliminated. 3. The private access easement off of Hwy 6 frontage road has been reduced from 40' in width to 28'. Please clarify. The pavement section has been reduced to 25' wide and the private access easement has been reduced to 28' wide. 4. There is a variable with private access easement that is labeled as 28' wide at the rear of lot 12. Please show this as variable width with a minimum of 28' of width. Complete 5. Please add a note that states what changes make this Preliminary Plat different from the last one approved. This will make it clear for people referencing the plat in the future. A note has been added to the preliminary plat. 6. Please submit a 24' x 36" copy of the PP. Will comply with. 7. Staff was unable to locate the College Station Control Monument. Control monument has been added at the east comer of the property. ENGINEERING COMMENTS NO.1 1. Per Utilities Dept., an additional tap on the existing 24-inch waterline along Hwy. 40 will not be permitted. Please revise as previously discussed. The tap on the existing 24" waterline along Hwy 40 has been eliminated. Developer provides temporary blanket easement for construction purposes and provides descriptive easements for electric infrastructure as designed by CSU for electric lines (where applicable, including street lights). 2. Developer may be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. 2. CSU will provide drawings for electrical installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser. 4. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU specs and design. 7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull boxes and secondary pedestals provided by CSU). 8. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan. Email to: qm arti nez(aicstx.gov. 9. Developer provides load data to CSU as soon as it is available to avoid construction delays. Delivery time for transformers not in stock is approximately 40 weeks. 10. Final site plan must show all proposed electrical facilities necessary to provide electrical service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as designed by CSU. 11.
