Matt,
I appreciate you discussing the above referenced project with me this afternoon, and the issue of the pipe curb
I have attached a partial plan which shows where we would like to keep the pipe curb to deter water from sitting
around the building foundation at the Motor Bank since the paving at this area is flush with the building finish
floor. The deal drawer & night depository at this area dictates the height restrictions for customer access
(especially in lower profile vehicles). If we have to put in a standard 6" concrete curb, then the curb will be
above our finish floor and a potential area for water to get into the building.
I have also attached photos of an identical branch that we built for First Victoria at their Crescent Pointe Branch
at 1004 Copperfield Parkway in College Station. The pipe curb was approved at this branch which we hope would
show precedent for approval on this project also. Also shown on the photos is a drainage issue that arose due to
the installation of the 6" concrete curb adjacent to the building. Since the curb is above the building finish floor &
adjacent stamped concrete paving, the curb acts as a 'dam' and holds water next to the building. Since we have
the opportunity, we would like to prevent this situation on this present project by extending the pipe curb to the
nearest downspout to allow the stamped concrete to drain under the pipe curb onto the paving. As we move
farther down the "queue line" the top of curb falls below the finish floor and we do not have this issue.
We would appreciate your reconsideration of the pipe curb at the Motor Bank area. Please call me if you have

Matt, thanks for the response .... I think we're starting to come to a common point here. The reason we install
the pipe curb at the teller window is to keep people from hitting the building and to give them a wheel guide as
they maneuver through the lane (not only to protect the building but also the vehicles, I hope you can
understand the liability issue here).
As for the space between the stamped concrete and the teller window; Yes, omitting the curb will help w/ the
drainage, but again we are thinking of drivers' records, and therefore we try to avoid any open spaces that a
driver can potentially get wheels through (especially if they are filling out deposit slips, etc. while "rolling"). If
we leave the entire `flume' area open, then a vehicle has room to run into the side of the building. As a
standard we try to keep openings 12" wide max.
We again respectfully request that staff reconsider their stand on the pipe curb and approve the use of the pipe
curb at the teller window and extending to the first downspout/flume to help deter vehicular accidents

Joanna,
I asked about the pipe curb and I have a few answers for you. Pipe curbing will not be allowed in the
area you have proposed on the site plan.
However, the wall where the teller windows are do not actually require a curb, so the pipe curb would
not be needed for that area. On the site plan there appears to be a space between the teller window
area and the stamped concrete sidewalk (it is identified as #12 ), where the down spout is located. As
long as the stamped concrete sidewalk has a 6" monolithic curb on the edge and end (near the down
spout), curbing is not required to go in that open space ( on the plan there is a call #17 pointing to the
area I am talking about).
If that area is not curbed, then would you still have the water retention problem that you have at the
Crescent Point location?
