General Information
Area encompassed by this phase: 60.9333 acres
Anticipated land use: Single family residential
Anticipated number of lots: 119 lots
Notes on surrounding development: The area surrounding the site is mostly developed with Castlegate to the
south and west. William D. Fitch is along the east side of the property.
Sewer Svstem Analysis
General Note: This sewer system drains to the existing 18" line that runs along Spring
Creek. The lots in the proposed phase accounts for only a small portion
of the capacity for the entire system.
Primary outfall line. Existing 18" near the northeast corner of the subject property. Software
model: Microsoft EXCEL Spreadsheet based on Manning's Equation
Average daily flow: 267 gpd per residential lot
Peaking factor: 4.0
Pipe Material: PVC (D3034)
Manning's N value: 0.013
Spreadsheet Notes: The spreadsheet in Exhibit B computes the minimum slope of the lines needed to carry
water at 2.5 feet per second or faster. If that slope is less than the minimum slope
required by the Cities of Bryan and College Station, the calculated slope value appears in
red and indicates that the line has adequate capacity even when laid on the minimum
slope
Conclusion: All of the lines in the spreadsheet on Exhibit B have computed slopes (i.e. Manning
Friction Slope Peak Flows) that are less than the minimum required by the City of
College Station. Therefore, we conclude that the lines are adequately sized and will
easily carry the sewage flows that are expected to pass through them.
