Dear Erika,
As per your requested and comments, this letter shall serve as the revised water system analysis for the
entire Bridgewood Subdivision and College Station I.S.D. School Site #9. Figure "A" shows the
proposed Bridgewood Subdivision water system and water model nodes and pipes. The water system
-- piping was analyzed based on the following three cases and assumptions:
Case 1: Water model analyzed at 1.5 g.p.m./connection.
Case 2: Water model analyzed with 2,625 g.p.m. fire flow at the proposed school site and a
0.75 g.p.m./connection peak demand.
Case 3: Water mode analyzed with 1,000 g.p.m. fire flow within the development and a 0.75
g.p.m./connection peak demand.
Assumptions:
Based on fire flow data from the City's water department (refer to Attachment "A") and the
proposed layout of Phase 1, the water model was analyzed with only pressure source which is
shown as Pressure Node R-1 (Elevation: 336.0) at 76 p.s.i.
® Elevation data was based on field survey and City of College Station aerial data.
Peak Demand of 0.75 g.p.m./connection (2.67 persons/unit x 100 g.p.m./person/1440 min/day x 4)
Fire flow required for the school site is based on 64,697 SF area of Type II-B construction which
will have a sprinkler system. Therefore, the fire flow required is 2,625 g.p.m. and is split equally
between Junction Nodes J-27, J-28 and J-32 in accordance with the City Fire Code.
Fire flow required for the residential area is 1,000 g.p.m. as per the BCS Unified Design
Guidelines and was placed on the node that created the least favorable demand on the system,
which was Junction Node J-14.
Hazen Williams Friction Coefficient for PVC Pipe: 140
Attachment "B" shows the water model input data based a water system consisting of 10", 8", 6" and 4"
water lines within the proposed development.

Analysis Results (refer to Attachment "C"):
Case 1 — The lowest pressure within the model occurs at Junction Node J-18 with a pressure of
75.9 p.s.i. The highest velocity occurs in Pipe P-15 at 1.3 f.p.s.
Case 2 — The lowest pressure within the proposed development will be at Junction Node J-30 at a
pressure of 65.3 p.s.i. The highest velocity occurs in Pipe P-16 at 8.8 £p.s.
Case 3 —The lowest pressure within the proposed development will be at Junction Node J-18 at a
pressure of 72.7 p.s.i. The highest velocity occurs in Pipe P-15 at 7.6 £p.s.
Based on the above results, the proposed water system which consists of 4", 6", 8" and 10" water lines is
more than capable of meeting all of the requirements of the BCS Unified Design Guidelines.
As requested by the City, the water line along W. S. Phillips Parkway will be up sized to a 12" water
line. Attachment "D" shows the water system input data based on this layout.
Analysis Results with 12" along W. S. Phillips Parkway (refer to Attachment "E"):
Case 1 — The lowest pressure within the model occurs at Junction Node J-18 with a pressure of
75.9 p.s.i. The highest velocity occurs in Pipes P-15 1.3 fp.s.
Case 2 — The lowest pressure within the proposed development will be at Junction Node J-30 at a
pressure of 69.1 p.s.i. The highest velocity occurs in Pipes P-16 at 8.8 ip.s.
Case 3 — The lowest pressure within the proposed development will be at Junction Node J-18 at a
pressure of 72.7 p.s.i. The highest velocity occurs in Pipe P-15 at 7.6 fp.s.
As can be seen from the above information, the water system with the 12" water line along W. S.
_ Phillips Parkway will also be more than capable of meeting all of the requirements of the BCS Unified
Design Guidelines.
