PROJECT OVERVIEW: This request is for a Final Plat of one lot for CSISD Elementary #9
and the associated right-of-way. In addition, Phase One will final
plat the common area/detention facility and city park property for
the Bridgewood Subdivision. The Preliminary Plan was approved
by the Planning and Zoning Commission on February 6, 2014.
The property was rezoned in August 2013 as a PDD Planned
Development District.
RECOMMENDATION:
Staff recommends approval of the Final Plat.

COMMENTS
Parkland Dedication: The Preliminary Plan included 1.386 acres for Neighborhood
Parkland Dedication, which was approved by the Planning and
Zoning Commission at the February 6, 2014 meeting. Phase One
is dedicating 1.247 acres out of the 1.386 total acres of required
Neighborhood Parkland for the residential subdivision. Parkland
Development fees are not required for this specific lot because it
is CSISD Elementary School #9, which is a non-residential use.
Greenways:
No greenway dedication is required or proposed.
Pedestrian Connectivity:
Six foot sidewalks will be constructed along both sides of all
proposed residential streets. Sidewalks on the school property
will be ten feet. Sidewalks are also proposed in the Thoroughfare
Plan for W.S. Phillips Parkway and will be constructed in the
future.
Bicycle Connectivity:
Bicycle lanes are proposed in the Thoroughfare Plan for W.S.
Phillips Parkway and will be constructed in the future.
Impact Fees:
The subject property is located within the Spring Creek Sanitary
Sewer Impact Fee Area: $98.39/Living Unit Equivalent.
REVIEW CRITERIA
Compliance with Subdivision Regulations: The proposed Final Plat is in compliance with
the Preliminary Plan and Subdivision Regulations contained in the Unified Development
Ordinance.
STAFF RECOMMENDATIONS
Staff recommends approval of the Final Plat.
