replaced by the property owner if it becomes necessary to remove them for utility
construction and/or maintenance.

TxDOT ROW.
4. Please provide a NOI for the site.

1. A donation agreement to TxDOT will be required for the right turn deceleration lane meeting
TxDOT design criteria to the proposed driveway access to the SH 6 frontage road. The
driveway permit approval by TxDOT will be contingent on the donation agreement.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. SITE PLAN/PLAT: Developer will provide CSU with a digital, Auto CAD dwg format,
version of plat and / or site plan as soon as it is available. Email to:

2. LOAD DATA: The developer will provide load data to CSU as soon as it is available.
This information is critical for CSU to accurately determine the size and number of
transformers, and other equipment, required to provide service to the project. Failure
to provide load data will result in construction delays and, due to clearance
requirements, could affect the final building footprint. Delivery time for transformers
and other equipment not in stock is approximate 26 weeks.

3. EASEMENTS: All easements on site are existing. Electric facilities will be designed
within existing easements.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for each riser conduit. CSU installs
riser.
4. Developer will intercept existing conduit at designated transformers or other existing
devices and extend as required.
5. If conduit does not exist at designated transformer or other existing devices,
developer will furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings, i.e. transformers, pull boxes, or
other device, per CSU specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design,
Pull boxes and secondary pedestals provided by CSU.
8. Final site plan must show all proposed electrical facilities necessary to provide
electrical service, i.e. transformers, pull boxes, or switchgears, all meter locations,
and conduit routing as designed by CSU.

As -requested, the following is being transmitted for your review and approval:
_ One (1) complete set of site civil construction documents for the proposed
development with the revised site, landscaping and erosion control plan
attached.
Please note that once you have reviewed the plans, we will provide multiple copies for stamping
and distribution. I wanted to call your attention to several changes made to the site plan that
were not requested by staff. After a detailed internal review and quality control, we made the
following minor changes to the attached plans:
vA . The drive that lines up with the main building entrance has been widened and modified
to accommodate the turning radius of a limo. This resulted in the loss of 2 parking
spaces.
2. A sidewalk has been added adjacent to the dumpster to allow access to the dumpster
through a small gate in the enclosure so the front gates do not have to be opened except
for pick up.
3. A sidewalk has been added at the rear of the building to access the fire sprinkler riser
room.
4. The AC compressors have been moved onto the roof of the buildings and will be
screened in accordance with the UDO as referenced in general note #14 on the site
plan.
j5. The electrical transformer location and public utility easement has been moved.
6. A generator with screen wall has been added and its location shown on Sheet C2.
V7. Site lighting pole locations are shown on Sheets C1 and C2.

ENGINEERING COMMENTS NO.1
1. The scales at the bottom of sheet C1 and C3 are not correct.
The scales were changed on both sheets.
2. Please clarify the size of the sanitary sewer service. The plan shows 6°, but the Utility
Demand note shows a 4" service.
The service will be a 6" service. This was changed on the plans.
3. Please revise labels for any of the utilities proposed with the Champions Subdivision
plans. To avoid confusion, the site plan should not say "proposed hydrant, "proposed
manhole", etc.
These labels were changed.
4. Any changes to the development permit for Champions will need to be reflected on this
plan.
Noted.
5. On sheet C2, note 8, the FEMA maps were effective in May of 2012 not May 2013.
Note 8 was changed.
6. 1 would recommend adding a private drainage easement for the storm sewer pipe
connecting from Lot 2 to Lot 1.
A 15' Private Drainage Easement was added at this location.
7. If possible, it is better to route the sidewalk around sanitary sewer manholes.
The sidewalk location was changed so that the manhole is no longer in the
sidewalk.
8. Please move the outfall for pipe 11 to within the limits of this property.
The outfall has been changed, see detail on sheet C6.
9. Please demo the existing driveway on Longmire and reconstruct the sidewalk to remove
the existing curb ramps.
A note was added to sheet C1 for this work.
10. The TxDOT permit has been forwarded to TxDOT. Additional documents will be required
for the Donation Agreement.

1. The deceleration lane taper and the return radius of the access drive extend beyond the
frontage of the parcel. If no redesign is made, written from each adjacent landowner
concurring with this encroachment would be required.

FIRE
1. No combustibles will be allowed on site until all-weather roads and fire hydrants have
been accepted by the City.

2. No more than a six percent (6%) grade is allowed on any length of fire lanes.

3. Fire lanes will be constructed using the "Fire Apparatus Turning Radius Template" and
have a fire lane sign at the entrance. Curbs to be marked "Fire lane, No Parking, Tow
Away Zone" with a minimum of four (4") letters.

4. A "Knox Box' security key system is required on all buildings and a Knox Switch is

PLANNING
1. Cross access is needed to the French property, located south of Hillier. This will include the
placement of a driveway to connect to the existing drive located on the French property.
2. Label all easement volume and page numbers.
3. Add a note to the site plan stating dumpster screens located within utility easements will be
replaced by the property owner if it becomes necessary to remove them for utility
construction and/or maintenance.
4. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

LANDSCAPING/STREETSCAPING/BUFFER
1. Add a note to the landscape plan stating the minimum required points for this development
is 21,000 landscape points as required by the PDD Concept Plan.
2. Every project must expend a minimum of 50 percent of its point total on canopy trees.
Revise the landscape plans to meet this requirement.
3. Revise the shrub locations to account for the cross access that should be provided to the
French property to the south.

ENGINEERING COMMENTS NO. 1
Date: March 19, 2013
1. The scales at the bottom of sheet C1 and C3 are not correct.
2. Please clarify the size of the sanitary sewer service. The plan shows 6", but the Utility
Demand note shows a 4" service.
3. Please revise labels for any of the utilities proposed with the Champions Subdivision plans.
To avoid confusion, the site plan should not say "proposed hydrant', "proposed manhole",
etc.
4. Any changes to the development permit for Champions will need to be reflected on this plan.
5. On sheet C2, note 8, the FEMA maps were effective in May of 2012 not May 2013.
6. 1 would recommend adding a private drainage easement for the storm sewer pipe
connecting from Lot 2 to Lot 1.
7. If possible, it is better to route the sidewalk around sanitary sewer manholes.
8. Please move the outfall for pipe 11 to within the limits of this property.
9. Please demo the existing driveway on Longmire and reconstruct the sidewalk to remove the
existing curb ramps.
10. The TxDOT permit has been forwarded to TxDOT. Additional documents will be required for
the Donation Agreement.
11. The drainage report needs to be signed by the engineer.
