Hovde, Staff Planner SUBJECT: VALLEY PARK CENTER PH II (NRA) NRA Review Staff reviewed the above-mentioned Non-Residential Architectural plans as requested. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) revised set of elevation drawings If there are comments that you are not addressing with the revised elevations, please attach a letter explaining the details. No more than 33% of a façade facing a public right-of-way may be on the same plane. Façade articulations, with a minimum 4' projection or recession, must be provided. 2. Staff is unable to tell if the elevation change shown on Façade 3 is actually on that façade or if it is just visible from Façade 4. If it is not on Façade 3, no more than 66% of the roofline should be on the same elevation. 3. Please add a note stating that this building is part of the Valley Park building plot. 4. Please indicate the scale used for these elevations. 5. The title block should have the site address and legal description, as well as the owner's name, address, and phone number. 6. The material calculations for Façade 2 should be revised. 7. Facades facing right-of-way should have 2 approved architectural elements per 45' section of the façade. Please label the elements provided. a. Façade 1 is required to have 26 architectural elements. These should include façade articulations. b. Façade 3 is required to have 10 architectural elements. These should include façade articulations. 8. Facades not facing right-of-way should have 2 approved architectural elements per 60' section of the façade. Please label the elements provided. a. Façade 2 is required to have 20 architectural elements. b. Façade 4 is required to have 8 architectural elements. 9. Accent colors in excess of 10% per façade are not permitted in building plots over 50,000 square feet. From the sample submitted, staff noticed that Toasted Almond PPG 414-3 closely resembles Softer Tan SW 6141, which is on the approved color palette. This is only an observation, not a recommendation. 10. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade.
