PROJECT IDENTIFICAION:
This development consists of a I'? I space parking lot. Proposed improvements encompass
approximately 2.06 acres including perimeter grading. The purpose of the development is to
serve as an accessory parking area for an existing business. A site plan has been submitted with
this drainage report.
PROJECT LOCATION:
The project is located on the north side of Quality Circle in the Business Center at College
Station. The project lies within the Alum Creek watershed northeast of State Highway No. 6.
Based on a September 18 , 2008 stormwater planning conference with Carol Cotter, P.E. of the
City of College Station, detention is an option for this project. Based on a October 03 , 2008
phone conversation with Carol Cotter, P.E., conveyance without detention is an option for this
project. No portion of the site is within the 100 year flood hazard area according to the Flood
Insurance Rate Map for Brazos County, Texas and Incorporated Areas number 48041C0205 C,
Effective date: July 2, 1992. Immediately adjacent to the site is a public drainage easement
which covers the conveyance pathway to Stream AC-1 .
HYDROLOGIC CHARACTERISTICS:
Existing land use is vacant. The prevailing hydrologic soil group is type D. Existing land cover
is grassed, with areas of scattered trees and some dense brush. Currently the development area
receives runoff from approximately 12 acres of above project area. Existing stormwater
discharge from above project areas crosses the project area as concentrated flow. Additional
discharge from a 48" storm sewer bypasses the project area and is discharged onto the lot. This
storm sewer receives runoff from park areas, existing SourceNet building and parking areas and
Pebble Creek Phase 6. Both the concentrated discharges merge immediately upstream of the
property line and proceed to tributary AC-1 just off site. There are no on-site existing land
features that tend to detain or act as stormwater storage areas.
STORMW ATER MANAGEMENT:
Stormwater runoff for post development conditions will be released following existing drainage
patterns. Stormwater from the Project Area and above project areas is to be conveyed to the
project outfall via overland flow and shallow concentrated flow. Discharge will enter an existing
ditch and proceed off-site consistent with existing drainage patterns.
COORDINATION & PERMITTING:
No special coordination or permitting was required with this development.

One 5 page drainage report comprises the drainage report for this project.
