Project: UNIVERSITY HEIGHTS SUBDIVISION (PP) — (11-00500064)
PLANNING
1. Since vesting is being claimed for this plat, please continue to name the document a
"Preliminary Plat".
2. Please consolidate the two sheets. Phasing and lot information needs to be in the title
block.
3. Please dedicate a private access easement to Common Area 4 for maintenance
purposes.
4. Abutting unplatted property should be labeled as unplatted.
5. Please show street light locations and any wooded areas.
6. There should be a 10' easement at the rear of each lot. If the lot abuts unplatted
property, the easement should be 20' wide.
7. Please add the metes and bounds of the zoning districts to the plat.
8. The line legend needs to be revised to make the zoning line and edge pavement line
different.
9. There is a BTU blanket easement on this site, please purpose abandoning this
easement if no longer necessary.
10. Please add a note that University Heights Subdivision Phase 1-4 will be considered one
building plot for the purpose of signage. University Heights Subdivision Phase 5 will be
considered a stand along building plot.
11. The Planning and Zoning Commission has the discretion to require a Access Way along
Davidson Drive because it exceeds 800' in length.
12. Staff has serious concern concerning the egress for this property being located over the
pipeline. Please contact me to schedule a meeting to discuss this further.

ENGINEERING COMMENTS NO. 1
1. Please note on the plat that this tract is in Steeplechase Sanitary Sewer Impact Fee
area.
2. As you are aware the City has concerns with downstream sanitary sewer line capacity
(Bee Creek Sewer Shed).
3. Please provide rear public utility easements per local ordinance.
4. Please verify that Wellborn Water and BTU do not have any additional easement needs
or comments.
5. Please provide water and waste water extensions to both adjacent un-platted properties.
This is likely most ideal along Las Palomas and Haverford Road.
6. Please extend sidewalk along Haverford to un-platted property to the west.
7. Please place a note on the plat, that all existing driveways off Holleman are to be
removed. Future driveway access can be documented through the platting or site
planning process.
8. Please provide additional detail on how drainage from the proposed development will
reach the detention facility.
9. Please illustrate culverts at the intersection with Holleman.
10. The portion of proposed sidewalk along Holleman that in located within a common area
must also be dedicated as public access easement.
11. Off -site detention facility outfalls will require off -site drainage easements/agreements.

SUBJECT: UNIVERSITY HEIGHTS SUBDIVISION (PP) - Preliminary Plan
Staff reviewed the above -mentioned Preliminary Plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, May 2, 2011, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for May 19, 2011, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24" x 36" copy of the revised Preliminary Plan; and
Thirteen (13) 11" x 17" copies of the revised Preliminary Plan.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that this application will
expire in 90 days from the date of this memo, if the applicant has not provided written response
comments and revised documents to the Administrator that seek to address the staff review
comments contained herein. If all comments have not been addressed, your project will be
pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed
on a future agenda once all the revisions have been made and the appropriate fees paid. Once
your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

Please note that a Mylar original of the revised preliminary plan will be required after P&Z
approval and prior to processing subsequent final plats. If you have any questions or need
