In order to plat Lot 1, Block 9 it will need public sewer.

Please review the existing as well as the proposed utility alignment to verify that no
utility is closer than 5 feet from the outside of an easement or right-of-way. This
minimum appears to be exceeded in some locations and may require additional
easement.

(Sheet 6) Storm pipe between Junction 33 and 35 must be RCP.
See revised plans.
(Sheet 7) Please specify traffic rating of proposed culverts.

(Sheet 9) Manhole 1.2, 1.3, 2.2 & 2.3 require a drop manhole as they exceed 24 inch
flow line difference.
See revised plans. Flowlines have been adjusted to avoid drop manholes.
Please specify required drop manholes to be external drop.
All drops have been removed.
(Sheet 10) Please verify that the proposed service connections to existing manholes
do not exceed a 24 inch drop (requiring a drop manhole).
The proposed services are connecting to existing pipes that were built with manholes
in Phase 1.
(Sheet 11 & 12) Please specify water line material type.

Dry Creek Drive is required to have 8 foot sidewalks with the paver section or a 6 foot
sidewalk/3 foot green space.

The Oversized Participation Request is under review, comments will be sent out as
soon as they are ready. However, the 24 inch water main is required per the master
utility plan, and previous discussions concluded that the city would participate in cost
above that of an 8 inch water main extension to the limit of the subject property
boundary.

In addition to the following standard comments, if more than 5 acres will be disturbed
during construction of this project a NOi must be filed with the state and a copy
provided to the CoCS. Storm water management requirements are as follows, any
questions may be directed to Donnie Willis, CoCS Drainage Inspector, at 979-764-
6375.
