GENERAL INFORMATION
Location: The Castlerock Sub division is located on the south side of SH 40 in southern College
Station near Arrington Road.
Area:
Land Use:
Phases lA, lC, 2-8 = 73 .0 ac. 285 lots
Phase 1B = 3.6 ac. 7 lots
Single Family Residential (Phases lA, 1 C, 2-8)
Commercial A-P (Phase lB)
Note: The water system for Castlerock Subdivision was modified from its original design to
include the commercial tracts along SH 40. Since the required fire demand for the
commercial areas are significantly higher that in residential areas, the system was
analyzed with the full fire demand at the hydrant that serves the commercial tracts.

The revised water system for Castlerock Subdivision Phases 1 A, 1 B, 1 C and 2-8 meets or
exceeds all of the design criteria for the City of College Station. It will provide adequate
water pressure and flowrate for both domestic and fire demands.

GENERAL INFORMATION
The Castlerock Subdivision, Phases lA, lB, lC, 2A, 2B and 8 are located on the
south side of SH 40 in southern College Station near Castlerock Parkway.
The area encompassed by Phase lB will be served by an existing 18" line that
roughly parallels Spring Creek. This line was installed by the City of College
Station several years ago and was intended to serve the entire area. All 7 lots that
comprise this phase have direct access to this line. No additional sewer lines or
manholes will be installed on that system with this project.
Phase lC will involve the extension of 8" and 6" lines from the system that was
built with Phase lA. It will be part of a larger system that will eventually include
Phases 2A, 2B and 8 of the Castlerock Subdivision. This larger system was
analyzed with the development of Phase lA. Since that time, the system has
changed slightly to divide the original Phase 1B into Phase lB & lC. This analys is
incorporates the changes since the original analysis was prepared.
Phase lB Conm1ercial A-P
Phase 1 C (and all others) Single Family Residential
Phase lA (existing) = 13.4 ac. 30 lots
Phase 1B 3.6 ac. 7 lots

Commercial Demand (Phase JB):
Avg. Pop Density: 30 people per acre
Average Flow: 50 gpd/cap
Peaking Factor: 4
Residential Demand (Phase JC):

Conclusion:
Exhibit A -Sanitary Sewer System Schematic
Exhibit B -Sanitary Sewer Analys is Spreadsheet
The existing 18" line that will serve Phase lB was designed to include the flow
from the area. This large line will easily handle the small flowrate from this
development.
The sewer system fo r Phases lA, 1 C, 2A, 2B and 8 of the Castlegate Subdivision,
consists of a series of 6" and 8" lines that tie to the city's 21" trunk line along
Spring Creek. The analysis in Exhibit B checks the calculated slope req uired to pass
the estimated flow against the minimum slope required by TCEQ. The spreadsheet
indicates the minimum required slope is much greater than the computed slope, so
we conclude that the system is more than capable of carrying the anticipated flows
from the development.
