List the changed or changing conditions in the area or in the City which make this zone change necessary: The adjacent tract has professional offices and it is anticipated that there will be additional demand for this type of development. The access and visibility provided by the Earl Rudder Freeway frontage makes this an excellent location for professional offices. 2.) Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If not, explain why the Plan is incorrect: The Comprehensive Plan was recently amended to change the land use designation to "Office " so this zone change is in accordance with the Comprehensive Plan. 3.) How will this zone change be compatible with the present zoning and conforming uses of nearby property and with the character of the neighborhood? The adjacent tract to the north is also zoned A-P and the proposed A-P zoning will provide a transition between the single-family residential development to the east and the Earl Rudder Freeway. Also, the 2.7 acres of the property which will not be developed could be used as greenway. 4.) Explain the suitability of the property for the uses permitted by the rezoning district requested: This tract is owned by the Developer of the adjacent North Forest Professional Park and will be developed in a similar manner as the existing development. An access driveway is already in place for this tract, and being adjacent to undeveloped greenway property also enhances the suitability of this property for Administrative and Professional uses. 5.) Explain the suitability of the property for the uses permitted by the current zoning district: The current zoning districts are R-1 and A-O, which primarily only allow single-family residential development. This use would not be suitable or desirable along Earl Rudder Freeway. 6.) Explain the marketability of the property for uses permitted by the current zoning district: Since the existing private access driveway was developed to serve an office complex on this tract, the tract has no marketability for uses permitted in the current zoning district. 7.) List any other reasons to support this zone change: The tract can be developed in a similar manner to the existing North Forest Professional Park.
