Thomas Pool Improvements

Dear Ms. Hovde:
This letter shall serve as our design report for the above referenced project. This project consists
of the replacement of the existing 940 s.f. pool house and with a new 1,914 s.f. pool house and
associated sidewalks.
Water and Wastewater Analysis
The size of the swimming pool is not being changed; therefore, the number of individuals using
the pool is not expected to increase. Even though additional restroom facilities are being added
in the new pool house, the amount of water used and wastewater generated from this project will
remain the same; therefore, no improvements to the public water and wastewater systems are
required as part of this project.
Fire Flow Analysis
The proposed building will be Type V-B construction and will not be sprinklered. Based on Table
B105.1 of the International Fire Code, the minimum fire flow requirements for this building will be
1,500 g.p.m. Currently there are three fire hydrants located within less than 300 feet of the new
pool house. Refer to Attachment #1 -Fire Hydrant Location Map that shows the location of the
existing fire hydrants and new pool house. With three fire hydrants within 300 feet of the pool
house and a fourth hydrant within ±319 feet of the pool house, the minimum fire flow rate of 1,500
g.p.m. can be achieved. Therefore, no fire hydrants need to be installed as part of this project.
Drainage Analysis
The existing impervious area that will be removed as part of this project consist of approximately
4,060 square feet. The area of the new building and sidewalk will be approximately 4, 799 square
feet. This is an increase of 739 square feet (i.e. 0.02 acres.) Based on a 100-year storm event,
runoff coefficient of 0.90 and time of contraction of 5 minutes (i.e. intensity of 14.8 in/hr.), the
increase in storm water runoff will be approximately 0.27 cfs. This minimal increase in runoff is
negligible and will have no impact on downstream properties.

Public Improvements Estimate
No public infrastructure improvements will be constructed as part of this project; therefore, an
estimate for public improvements has not been provided.
