Box 9960 College Station, TX 77842 Re: GATEWAY VILLAS PH 5 Dear Carol, MITCHELL MM MORGAN April 29, 2009 The drainage design for the Gateway Villas Phase 5 project will be utilizing rapid conveyance to the primary channel of Burton Creek which is located directly behind the proposed project. As seen in the drainage report submitted by Mitchell & Morgan, previous calculations were submitted by Kling Engineering for the Gateway Villas project illustrating that it is advantageous for this area to release undetained. I have conducted a topographic review and field investigation of the existing and proposed flow pattern for storm water runoff from the Gateway Villas Phase 5 project to the main channel of Burton Creek. At build-out conditions of this site per the site plan designed by Mitchell & Morgan, LLP, the storm water flows from the subject project will not cause any increase in flooding conditions to the interior of existing bui lding structures, including basement areas, for storms of magnitude up through the 100-year event. ou have any questions or comments, please feel free to call our office at 979-260-6963. Harvey Mitchell Parkway Bryan, Texas77803 RE: Gateway Villas Phase 5 Dear David, MITCHELL MM MORGAN Per our original proposal to you on this project, we contemplated the design and construction of these multi-family units. Since you have decided to only construct the fill at this time we believe it will be best to close out our project file. When you decide to restart it we will reopen a new project to complete the construction phase services. Construction plans were approved on June 25, 2009. Please understand that the Unified Development Ordinance Section 3 .1, H.1. states that any individual permit, authorization or approval required in this UDO expires twenty-four (24) months from the date of making complete application for same. Per Josh Norton with the City of College Station, you need to complete your construction of these multi-family units by June 25, 2011 or we will have to request an extension and possibly resubmit a new site plan for review. You may want to mark your calendar accordingly to assure you can meet this time frame. We appreciate the opportunity to work with you on this project. If you will notice on invoice #2271 (previously sent) all items with the exception of the construction phase services have been billed out at 100% and have been paid in full. Again, if you need our services when you restart the project we will be happy to open it as a new project with a new scope of services. If you have any questions, please give us a call.
