SUBJECT: Bethel Baptist Church (Sp) - Site Plan
Staff reviewed the above -mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. The next submittal will be the third
and final review by staff for this round of reviews. If all items have not been addressed on the
next submittal, another $668 processing fee will need to be submitted for the subsequent set of
three (3) reviews. Please address the comments and submit the following information by any
Monday at 10:00 a.m. for further staff review:
Seven (7) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached (one set will
be returned to you, please submit additional copies if you want more than one
approved set)
Four (4) revised site plans
One (1) landscaping plan
One (1) 11x17 grading and erosion control plan
If there are comments that you are not addressing with the revised site plan, please attach a
letter explaining the details. If you have any questions or need additional information, please
call me at 979.764.3570.

Please note that any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that the City has not been made
aware of will constitute a completely new review.

LANDSCAPING
This project is required to provide the minimum amount of landscaping and meet the
minimum landscape requirements. The minimum number of landscape points required
for any development is 800 points. Please provide a separate landscape plan or show
proposed landscaping and provide landscape calculations on the site plan.

2. Please add standard sidewalk construction detail.
3. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your

1. Please submit letter to address fire flow requirements and existing conditions.
2. Please submit drainage letter explaining the existing and proposed conditions. Please verify
that the neighboring properties will not be negatively impacted with the proposed addition.
3. FYI — Future expansion or re -development of this site will require a drainage analysis and
mitigation for additional impervious cover added to the site.
4. Are existing private utility services being utilized for the proposed addition? If not, please
illustrate services lines and connections.

SUBJECT: BETHEL BAPTIST CHURCH (SP)
I reviewed the above -mentioned SITE PLAN application turned in for the May 19`h deadline and determined it
to be incomplete. The following is the preliminary item needed to complete the submittal so that staff may
conduct a thorough review. Please submit the following information by 10 a.m. on any Monday for review that
week:
The property owner's signature on the development permit application. The site plan
application may be signed by the applicant, but under "General Provisions for Development Permit" the
owner is required to sign for the Development Permit. I apologize if earlier conversations regarding the
site plan application confused this requirement.
Please be aware that a landscape plan may be necessary if required landscaping is being removed for the
placement of the structures. The project manager will look into this with the first round of reviews.
Please also be aware that if this application is not completed on or before July 2, 2010, it will expire and a new
application and fees will be necessary to continue the site planning process.
