GENERAL NOTES:
1. THE DEVELOPER SHALL BE RESPONSIBLE FOR FURNISHING AND INSTALLING ALL
UNDERGROUND CONDUIT FOR FEEDERS, LATERALS, & SERVICES WITHIN THE
SUBDIVISION. THE OWNER SHALL PROVIDE A BLANKET EASEMENT DURING
CONSTRUCTION UNTIL ALL PLATS ARE FILLED.
2. THE CONTRACTION SHALL BE RESPONSIBLE FOR THE CONTAINMENT AND PROPER

7. ALL ROOF AND GROUND -MOUNTED MECHANICAL EQUIPMENT SHALL BE SCREENED
VIEW OR ISOLATED SO AS NOT TO BE VISIBLE FROM ANY PUBLIC RIGHT-OF-WAY OR
RESIDENTIAL DISTRICT WITHIN 150 FEET OF THE PERIMETER BOUNDRY OF THE SUBJECT
LOT, MEASURED FROM A POINT OF 5 FEET ABOVE GRADE. SUCH SCREENING SHALL BE
COORDINATED WITH THE BUILDING ARCHITECTURE, MATERIALS, COLORS, AND SCALE
TO MAINTAIN A UNIFIED APPEARANCE.
8. THIS PROPERTY DOES NOT LIE WITHIN THE 100 YEAR FLOOD PLAIN AS SHOWN ON THE
F.I.R.M. MAP# 48041 CO201 D DATED: FEBRUARY 9,2000 (FLOOD INSURANCE RATE MAP).
9. IRRIGATION SYSTEM MUST BE PROTECTED BY EITHER A PRESSURE VACUUM BREAKER,

10. ALL BACKFLOW DEVICES MUST BE INSTALLED AND TESTED UPON INSTALLATION AS PER

11. CONTRACTOR TO REMOVE EXISTING ROPES COURSE IN REAR OF PROPERTY.
12. EXTERIOR BUILDING AND SITE LIGHTING WILL MEET THE STANDARDS OF SECTION 7.10 OF
THE UNIFIED DEVELOPMENT ORDINANCE. THE LIGHT SOURCE SHALL NOT PROJECT BELOW
AN OPAQUE HOUSING AND NO FIXTURE SHALL DIRECTLY PROJECT LIGHT HORIZONTALLY.
FIXTURES WILL BE MOUNTED IN SUCH A MANNER THAT THE PROJECTED CONE OF LIGHT DOES
