HomeMy WebLinkAboutField Notes� � e§ i | � � ( \� % \ 2 \R e �\\ 4 a - |ƒ�i \ }) \) [\q§ � ( � zr e§ / \� % \ 2 \R e �\\ 4 a - |ƒ�i \ \) § \o _ a § § d 1.§ ƒ , K §° \ \ \ ) m§ _ w ( / % \ ,ƒ � �\\ 4 a - |ƒ�i w , zz x Page 2 of 2 FIELD NOTES 0.3133 ACRE LAND USE AGREEMENT OUT OF LOT 1, BARRON PARK SUBDIVISION Being all that certain tract or parcel of land lying and being situated in the ROBERT STEVENSON LEAGUE, Abstract No. 54 in College Station, Brazos County, Texas and being part of Lot 1, BARRON PARK SUBDIVISION as recorded in Volume 939, Page 209 of the Official Records of Brazos County, Texas (O.R.B.C.), said land also being part of the same land conveyed to Christ United Methodist Church recorded in Volume 3694, Page 243 (O.R.B.C.) and being more particularly described by metes and bounds as follows: COMMENCING: at a found 1/2 -inch iron rod marking the east corner of said Lot 1, said iron rod also marking an interior ell comer in the west line of a called 384.19 acre City of College Station tract recorded in Volume 3900, Page 230 (O.R.B.C.); THENCE: S 44° 19'33" W along the common line of said Lot 1 and the called 384.19 acre tract for a distance of 106.61 feet to a 1/2 -inch iron rod set for the POINT OF BEGINNING; THENCE: S 441 19' 33" W continuing along said common line for a distance of 196.70 feet to a 1/2 -inch iron rod set for comer, from whence a found 1/2 -inch iron rod marking the south corner of said Lot 1 and the west corner of the called 384.19 acre tract at the northeast right-of-way line of Texas State Highway No. 6 (width varies) bears S 44° 19' 33" W at a distance of 1049.20 feet for reference; THENCE: into the interior of said Lot 1 for the following five (5) calls: 1) N 45° 40'27" W for a distance of 29.63 feet to a 1/2 -inch iron rod set for comer adjacent to the back of curb, 2) 29.61 feet along said curb line in a counter -clockwise direction along the arc of a curve having a central angle of 37° 24' 15", a radius of 45.36 feet, a tangent of 15.36 feet and a long chord bearing N 18' 07'28" E at a distance of 29.09 feet to the Point of Tangency, 3) N 00° 34' 39" W continuing along said curb line for a distance of 51.17 feet to a 1/2 -inch iron rod set for comer, 4) N 44° 19' 33" E leaving said curb line for a distance of 134.35 feet to a 1/2 -inch iron rod set for corner and 5) S 45° 40' 27" E for a distance of 78.60 feet to the POINT OF BEGINNING and containing 0.3133 acres (13648.3 sq. ft.) of land, more or less.
