DRAINAGE DITCHES. DETENTION FACILITIES WILL BE CONSTRUCTED TO CONTROL THE PEAK RUNOFFF DISCHARGE TO PRE -DEVELOPMENT VALUES. THE STREETS AND
DRAINAGE SYSTEM WILL BE DESIGNED TO CITY OF COLLEGE STATION STANDARDS.
4. THERE WILL BE NO DRIVEWAY ACCESS TO KOPPE BRIDGE ROAD FROM THE RESIDENTIAL LOTS ADJACENT TO KOPPE BRIDGE ROAD IN THE MEADOWCREEK
SUBDIVISION. THERE WILL BE NO DRIVEWAY ACCESS TO CORNER LOTS FROM SIDE STREETS.
5. THE EXISTING ELECTRICAL EASEMENTS AND ELECTRIC LINES WILL BE ABANDONED OR RELOCATED FOR THIS DEVELOPMENT. THE DEVELOPER WILL BE
RESPONSIBLE FOR THE COST OF THE RELOCATION OR ABANDONMENT. EASEMENTS THAT CURRENTLY BURDEN THE LAND WILL HAVE TO GO THROUGH BTU'S
- - EASEMENT RELEASE PROCESS. NO EASEMENTS WILL BE RELEASED 'UNTIL ALL RELOCATES ARE COMPLETE AND NEW -EASEMENTS HAVE BEEN EXECUTED TO COVER
THE RELOCATED FACILITIES.
6. THE WATER SUPPLIER FOR THIS DEVELOPMENT IS THE WELLBORN SPECIAL UTILITY DISTRICT. THE WATERLINES WILL BE DESIGNED AND CONSTRUCTED TO CITY
OF COLLEGE STATION SPECIFICATIONS AND STANDARDS AND WILL BE LOCATED IN THE 20' UTILITY EASEMENT'S AT THE FRONT OF THE RESIDENTIAL LOTS. THESE
WATERLINES WILL PROVIDE THE REQUIRED FLOW TO FIRE HYDRANTS TO MEET FIRE PROTECTION REQUIREMENTS.
7. A WATER DESIGN REPORT FOR THIS SUBDIVISION WILL BE PROVIDED PER CITY STANDARDS.
8. SANITARY SEWER SERVICE FOR THIS SUBDIVISION WILL BE BY A COLLECTION AND TREATMENT FACILITY TO BE DESIGNED AND CONSTRUCTED TO T.C.E.Q.
REQUIREMENTS. THE WASTEWATER TREATMENT PLANT IS AUTHORIZED BY T.C.E.Q. WASTEWATER DISCHARGE PERMIT NO. WQ0013850-001. WELLBORN SPECIAL UTILITY
DISTRICT WILL OWN AND MAINTAIN THE SANITARY SEWER SYSTEM.
9. ELECTRIC SERVICE FOR THIS SUBDIVISION WILL BE PROVIDED BY BRYAN TEXAS UTILITIES (BTU). THE ELECTRIC DISTRIBUTION LINES WILL BE LOCATED IN THE
20' UTILITY EASEMENT AT THE FRONT OF THE LOTS. ADDITIONAL EASEMENTS WILL BE PROVIDED AS REQUIRED BY BTU.
10. THERE SHALL BE A 5' WIDE EASEMENT FOR ANCHORS AND GUY WIRES NECESSARY TO HELP SUPPORT OVERHEAD UTILITY LINES. SAID EASEMENTS WILL
EXTEND 20' BEYOND ANY UTILITY EASEMENT.
11. BUILDING SETBACKS SHALL BE BY PLAT AND DEED RESTRIC11ONS AND SHALL BE AS FOLLOWS: 20' FRONT, 10' REAR, 5' SIDE AND 15' SIDE STREET.
12. IT IS PERMISSIBLE FOR ROOF EAVES TO OVERHANG INTO THE 5' SIDE SETBACK.
13. TOPOGRAPHY SHOWN IS FROM AERIAL TOPOGRAPHY PREPARED FOR THE OWNER OF THE PROPERTY IN 1997 AND HELD SURVEY DATA GATHERED AFTER THE
