Being a tract of land containing 1.2607 acres, and being in the Crawford Burnett
League, A-7, in the City of College Station, in Brazos County, Texas, being the same
tract of land recorded in Vol. 10942, Page 247, of the Brazos County Official Records
(B.C.O.R.) All bearings of this survey are referenced to the Texas State Plane
Coordinate System, Central Zone, NAD83(CORS 96), as surveyed on the ground on
August 21st, 2012, and boundary based on found iron rods in said previous deed. This
description isialso referred to the plat prepared by ATM Surveying, Project No.
2012-0103-Hereford, and being more particularly described as follows:
BEGINNING at a 1/2" iron rod found for the South corner of this tract, also being the
west comer if the Darrin Ray Baker tract, called Lot 5, Block 1(A) of the Breezy
Heights Addition, as recorded in Vol. 370, Pg. 851 of the B.C.D.R., also being a point
on the northeast line of Welsh Avenue(50' R.O.W.);
THENCE N1rth 49°14'27" West, a distance of 192.64 feet, along the common line
between this act and said Welsh Avenue to the top of a 2" iron pipe found extending
3' out of the ground leaning, for the west comer of this tract, also being a point on the
northeast line! of Welsh Avenue, also being the south comer of the Heath Patrick
Groves tract, called Lot 3B, Block 1, Resubdivision of part of Block 1, Breezy Heights
Addition Vol' 544, Pg. 41;
THENCE North 42"13'36" East, a distance of 286.13 feet along the common line
between this ract and said Groves tract, and along the John and Kimberly Lampo tract

found pincheiIfor the north corner of this tract, also being the east comer of said
Lampo tract, Iso being a point on the southwest line of Hereford Street(Called 40'
