GENEFRAL NOTES
Refer to Sillework Specifications for all information needed for Landscape work.
Notify Landscape Architect or designated representative of any layout discrepancies or any condition which may
prohibit the installation as shown.
Verify and locate all utilities and site lighting conduits before landscape construction begins. Protection of all utilities is
the responsibility of the Contractor.
AD slopes and areas disturbed by construction, except those occupied by buildings, structures, or paving shall be
graded smooth and four (4") inches of topsoil applied. If adequate topsoil is not available onsfte, the contractor shall
provide topsoil as approved by the owner. The area shall then be seeded, fertilized, mulched, watered, and
maintained until hardy grass growth is established in all areas. Any areas disturbed for any reason prior to final
acceptance of the project shall be corrected by the contractor at no additional cost to the owner.
100% coverage of ground cover, decorative paving, decorative rack (not loose) or a perennial grass is required in
parking lot islands, swales; and drainage areas, the parking lot setback, right-of-way and adjacent property disturbed
during construction.
All landscaped areas Will be irrigated with an underground automatic system. Refer to the irrigation plans and details
for the location of the controller, irrigation meter, and sleeves. Disturbed areas not covered by the permanent
irrigation system shall be watered by the contractor until a healthy stand of grass is established and accepted.
Irrigation system must be protected by either a pressure vacuum breaker, a reduced pressure principal back flow
device or a double check back flow device and installed per city ordinance 2394. Refer to irrigation plan. All back flow
devices must be installed and tested upon installation as per city ordinance 2394.
All trees and shrubs shall be installed per planting details.
Trees shall be planted at least five (6) feet from any utility line or sidewalk and to the outside of utility easements with
a clear ten (10') feet around fire hydrants. When possible shrubs shall not planted within thirty-siK (36") of paved
edges and utility appurtenance
All plant material shall be maintained in a healthy and growing condition, and must be replaced with similar variety
and size If damaged or removed. Container grown plant material is preferred, however ball and burlap material may
be substituted as indicated in the plant material list.
All planting beds as designated shall be bordered by a "Shovel -Cut edge" per section 329300 of the sftework
specifications unless the bed is bordered by concrete.
Shredded hardwood mulch shall be used as a three (3") inch dressing in all plant beds and around all trees per the
sitework specifications. (See planting details).

At a minimum a three foot wide solid sod strip shall be installed along all impervious edges. This includes, but is not
limited to: Curbing, sidewalks, parking areas, roadways, storm water inlets and manholes, and planting bed perimeter
treatments.
FALL AND WINTER TEMPORARYgRASSING (September 15 through May 15):
Seed with annual rye at a rate of 10 lbstl 000 sf. After May 15, contractor shall remove rye to effecfively establish
permanent seeding.
SPRING AND SUMMER PERMANENT GRASSING (May 15 through September 15):
Hydromulch seed with hulled common Bermuda at a rate of 4 lbs/1 000 sf. See legend for specific grass seed type.
Seeding shall be accomplished immediately after bed preparation. Hydroseed mixture shall contain cellulose mulch
applied at at rate of 2000 lbs/acre, with a maximum of 50 lbs/100 gallons of water. If seeding is delayed after mixing
0.5 - 2 hours, add 50% seed mix. If delay is longer than 2 hours, begin with new mixture.
