Box 9960 College Station, Texas 77842 Re.: Response to Staff Review Comments No. 1 Peach Creek Development Revised Master Plan MBESI No. 10570007 DearJennifer: PLANNING : (Jennifer Prochazka & Josh Norton, Date: December 21, 2009) COMMENT #1: As an FYI, the proposed Master Plan is not in compliance with the Comprehensive Plan. The Land Use and Character portion of the Plan designates the property as rural. The proposed Thoroughfare locations also do not correspond with the Thoroughfare Plan contained in the Comprehensive Plan. ACTION: Duly noted. COMMENT #2: As an FYI, it appears that the Master Plan, as submitted, will require a number of variances during the platting of the property and, if granted, the facilities may be inadequate for the development. Approval of the Master Plan does not indicate future approval of variances by the Planning and Zoning Commission. All subsequent plat submittals will need to meet minimum standards (or have variances approved.) ACTION: Duly noted. COMMENT #3: There is a hatching used on a small portion of the plan that is not shown in the legend. On the previous plan this area was shown for commercial. ACTION: The hatching for this area has been changed to the appropriate land use, commercial. COMMENT #4: Please more distinctly show the Phase 1 area on sheet 1. It is difficult to tell what area it includes as it gets closer to SH6. You'll need to revise the phase line shown on sheet 2, since Phase 1 would not have any access. ACTION: Phase 1 has been more distinctly shown on sheet 1. If more detail for Phase 1 is needed, please refer to sheet 2. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, January 4, 2010 at 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for January 25, 2010 at 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24" x 36" copy of the revised Master Plan; and Nineteen (19) 11" x 17" copies of the revised Master Plan. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/pz Please note that a Mylar original of the revised master plan will be required after P&Z approval and prior to processing subsequent preliminary or final plats. Reviewed by: Jennifer Prochazka & Josh Norton Date: December 21, 2009 TXDOT Access driveways to SH 6 & FM 2154 must meet TxDOT's current "Regulations for Access Driveways to State Highways". Regulations are "primarily" based on posted speed limits and distances between proposed & adjacent access points. Where the posted speed limit is 50 MPH or greater the required minimum spacing between access points is 425'; @ 45 MPH spacing is 360'. Where access spacing is insufficient joint access will be required or access to internal/external streets. Any proposed Access driveways should take into account the location of the ramps along the west ROW of SH 6. Appropriate data, including drainage will be required for any future work/permits in the ROW @ this development site. GENERAL ELECTRICAL COMMENTS 1. ETJ 2.
