2. Existing Topographic Information was obtained from City of College
Station Aerial Topographic Maps (2005).
3. ORIGIN OF BEARING SYSTEM: The basis of bearings is true north based
n GPS obserwtions made by Brazos County, Tex,, for Gandy Road
Improvements in September, 1998. Found Iron monument

the northeast line of Sherwood Heights Section 1 (N 35' Ol' 51• W)
were used for dreclional control.
4. According to the Flood Insurance Rale Mops for Brazos County, Texas
and Incorporated Meas Map Number 48041CO215C, effective July 2,
1992,portions of this property a e located within the special hazard
areas inundated by 100 -year floods
5. Water service will be provided by Wellborn Water Supply Corporation.
6. Phase I is depicted on the Master Plan. The re a remaining will be
Phase 2 (Multiple Sub -Phases) and will be dictate by r marketing
conditions.
7. Applicant, Peach Creak Partners, Ltd. is preparing to develop a section
of the property depicted (Property) in this application that requires a
subdivision plat. The attached Master Plan is amendment to the
Master Plan Approved on December 6, 2007 and is submitted as
required by the City of College Station.
The attached Moster Plan is the best possible depiction of the planned
development of the Property given the current c mstances (the
'Project'). Due to the seo/ this Project, the Property will lake many
years to develop. While every effort has been mode to accurately
depict the Project, the s and complexity of the Project make it highly
likely that
sa e portions of the Project will not be developed exactly a
depicted onlhls Master Plan. Peach Creek anticipates that it will be
required by the City to file additional amendments to this Master Plan
as conditions change.
The Master Plan a submitted includes the items required by the City
checklist with the following exception:
A The Project is depicted on a scale ,of 1,000 feet per inch. The
