Being all that certain tract or parcel of land lying and being situated in the THOMAS HENRY
SURVEY, Abstract No. 130 and the DIADEM MILLICAN SURVEY, Abstract No. 178 In Brazos
County, Texas and being part of the 1215.830 acre Tract One described in the Deed from Carter
Interests, Ltd., et al to Peach Creek Partners, Ltd. recorded in Volume 4227, Page 145 of the
Official Records of Brazos County, Texas (O.R.B.C.) and being more particularly described by
metes and hounds as follows:
COMMENCING: at a found 1/2 -inch iron rod marking the intersection of the West line of the said
1215.830 acre Tract One and the Northeast right-of-way line of FM 2154 (based on a 100' width);
THENCE: S 65° 52' 27" E along the Northeast line of said FM 2154 for a distance of 1248.56 feet to
a 1/2 -inch iron rod sot for the POINT OF BEGINNING;
THENCE: N 34° 07' 33" E for a distance of 109.36 feet to a 1/2 -inch iron rod set for the Point of
Curvature of a curve to the left:
THENCE: 958.75 feet along the arc of said curve having a central angle of 57° 49' 25", a radius of
950.00 feet, a tangent of 524.68 feet and a long chord bearing N 05' 12' 50" E at a distance of 918.58
feet to a 1/2 -inch iron rod set for the Point of Tangency;
THENCE: N 23° 41' 52" E for a distance of 803.87 feet to a 1/2 -inch iron rod set for corner;
THENCE: S 65° 55' 19" W for a distance of 581.47 feet to a 1/2 -Inch iron rod set for corner marking
the reconstructed Northwest corner of the called 4.00 acre Ben Hayes Riggs, Trustee tract
recorded in Volume 7135, Page 65 (O.R.B.C.);
THENCE: S 85° 59' 57" W for a distance of 281.48 feet to a 1/2 -inch iron rod set for corner;
THENCE: N 03° 23'47" W for a distance of 1279.70 feet to a 1/2 -inch iron rod set for corner;
THENCE: N 81° 52' 27" E for a distance of 632.12 feet to a 1/2 -inch iron rod set for corner;
THENCE: 788.18 feet in a counter -clockwise direction along the are of a curve having a central
angle of 015° 34' 20", a radius of 2900.00 feet, a tangent of 396.53 feet and a long chord bearing S
15° 54'43" E at a distance of 785.75 feet to a 1/2 -inch iron rod set for the Point of Tangency;
THENCE: S 23° 41' 52" E for a distance of 1146.89 feet to a I/2 -inch iron rod set for the Point of
Curvature of a curve to the right;
THENCE: 1059.67 feet along the arc of said curve having a central angle of 57° 49'25", a radius of
1050.00 feet, a tangent of 579.91 feet and a long chord hearing S 05° 12'50" W at a distance of
1015.27 feet to a 1/2 -inch iron rod for the Point of Tangency;
THENCE: S 34° 07' 33" W for a distance of 109.36 feet to a 1/2 -inch iron rod set for corner in the
beforesaid Northeast right-of-way line of FM 2154;
THENCE: N 551 52'27" W along the Northeast line of said FM 2154 for a distance of 100.00 feet to
the POINT OF BEGINNING and containing 25.971 acres of land, more or less.
